1. DO NOT make any major purchases on credit. I know that new car or fancy furniture set may be tempting, but hold off until after you close on your home. Lenders will be checking your credit score up until the very last minute, and any changes could potentially affect your loan approval.

2. If you're feeling nervous, DO NOT seek reassurance from multiple lenders. This can actually hurt your credit score and flag you as a high-risk borrower. Stick with your chosen lender and trust that they have your best interests at heart.

3. DO NOT quit your job or change industries. Even if you have a new job lined up and you're itching to start, changing your employment situation before closing can be a major red flag to lenders and jeopardize your loan.

4. DO NOT skip the final walkthrough. This is your chance to make sure everything is in working order and any repairs have been made as agreed upon in the contract. Skipping this step could lead to unnecessary stress and unexpected repairs down the road.

🏡 I'm often asked whether we're currently in a buyer's or seller's market. Well, at the moment we're in a seller's market - but that doesn't tell the whole story.

Typically, a seller's market is characterized by low inventory and high demand, which leads to multiple offers and bidding wars over properties. 😮 Conversely, a buyer's market sees higher inventory levels and lower demand, giving buyers more negotiating power and less pressure to act quickly.

But, as mentioned, there's more to the current state of the market than just whether it's in favor of buyers or sellers. According to Redfin, despite being a seller's market, sellers are finding themselves needing to make concessions to attract buyers due to rising mortgage rates and home prices. This means that buyers may be able to negotiate more favorable terms or get a better deal overall.

So, while the current market may lean towards sellers, it's not necessarily a guarantee that they'll have the upper hand in every situation. As a realtor, my job is to help my clients navigate the market and make the most of their opportunities - whether that means finding them the perfect property at a great price, or helping them sell their home for a favorable price and terms. 🤝
