If you are looking to sell your home in the near future, here are 3 things you should do beforehand↓

Task #1: Tackle some repairs

Depending on the condition of your home, you may only have a few minor repairs to make before listing. Here are some of the general repairs you should consider making before selling:

1. Decluttering and deep cleaning

2. Giving your walls a fresh coat of paint

3. Fixing the caulking

4. Replacing your lights + adding more light

5. Washing the siding and fixing the walkway

6. Pressure washing your driveway + sidewalk

7. Fixing any water leaks, roofing issues, damaged floors, plumbing complications, or HVAC concerns (these problems are bound to come up on the home inspection if you don't fix them ahead of time)

Task #2: Invest in professional listing photos

Did you know that, in 2020, 97% of homebuyers used the internet to search for homes? Professional listing photos will help you to stand out from other listings, sell faster, and attract more qualified buyers. Personal | 4 Things I Wish I Knew Before Buying My First Home

The best way to learn is from experience, but if you don't have any experience, the next best option is to learn from someone who does!

Here are five things I wish I had known before I bought my first home: (MESSAGE TO MEMBERS! Choose a few of the following examples below or add your own)

1. Always shop around for a mortgage to find the best deal.

2. That "mortgage pre-approval" doesn't mean "mortgage guarantee."

3. Always buy in a good school district, even if you don't have kids.

4. Get your finances in order before applying for a mortgage.

5. Visit your potential new home at all times of the day before buying.

6. Don't put all your money into the down payment (be sure to save some for an emergency fund).

7. Budget for unexpected costs to avoid unnecessary stress.

8. Understand how DTI (debt-to-income ratio) is calculated.

Interior Design | 4 Tips For A Pet Friendly Home

Similar to babyproofing, it’s wise to pet-proof your home to give your furbabies a safe place to play and explore.

Here are 4 pet-friendly home tips that both you AND your furry friends will love:

1. Dedicate a drawer or cabinet to pet stuff and supplies. Organize treats, leashes, collars, doggie bags, medications, bathing products, brushes + combs, and all other pet supplies so that everything is readily accessible and easy to find.

2. Instead of hardwood flooring or carpet, opt for something more durable like luxury vinyl, engineered wood, or tile. If your pets shed, choose a flooring color close to their fur color so you don't have to vacuum as often.

3. Washable rugs will be your best friend if you have pets! Ruggable is an excellent washable rug option, as they are machine-washable, water-resistant, stain-resistant & non-slip. If your furry friend runs around your rug with muddy paws, just throw it in the washing machine, and it will look brand new!

4. Take safety seriously! Use childproof locks on cupboards and cabinets close to the ground, keep toilet lids closed, ensure electric cords are out of reach, cover your garbage, and keep medications, chemicals, and cleaners stored away or on a high shelf.

Do you have pets? Comment their name(s) and breed(s) below!

Did you know that over 50% of homeowners don’t have or practice a fire escape plan?

As prepared citizens and homeowners, it’s important to make a fire escape plan to keep your family safe in case there were to be a fire ******in your home.

Here are a few tips for making your fire escape plan:

1. Draw a map of your home and mark the primary and secondary exits, where you keep fire extinguishers and emergency kits, and where the smoke detectors are located. Every room should have two ways out of it — one will most likely be the door, and the other a window or second door.

2. Run fire drills 1-2 times a year to put your plan into practice. This is key to reminding your family members of what to do in case of a fire.

3. Check the batteries in your smoke detectors every 1-2 months.

4. If you live in a multi-story home, keep a foldable latter in each room (stored in an easily accessible spot).

5. Have a plan for young children who cannot get outside by themselves.

6. Designate a safe meeting spot outside of your home (in a neighbor's yard, across the street, etc.) where everyone will meet in the event of a house fire.

7. Teach your children safety techniques. Practice crawling on the floor and show them how to touch the doorknob (to see if it's hot) before exiting a room. Instruct them to cover their face with a pillowcase or t-shirt if there is smoke in the room. Prepare your kids so they know exactly what to do in case of a fire.

Interior Design | Turning Your House Into A Home: 4 Tips To Cozy Up Your Space

Maybe you just moved into a new house, boxes are everywhere, and the walls are barren and lacking personality.

Or maybe you've lived in your house for a few years, but the vibe has always just felt off.

If your house doesn’t feel like home, here are 4 tips to cozy up your space and make your house feel more welcoming and inviting:

1. Don't underestimate the power of rugs

Rugs will instantly add comfort and warmth to your home! An area rug is crucial to absorb sound, anchor the furniture in the room, and tie the entire space together. No room is complete without a rug!

2. Incorporate some organic elements

Adding plants and flowers to a room will bring your space to life! Put together a floral arrangement with a vase and some fresh flowers, or explore the garden center at your local hardware store for some new houseplants!

3. Add lots of throws and pillows

Throw pillows and blankets will soften your space and add coziness to any room. Choose cozy fabrics like fur, velvet, or knit, and don't be afraid to play around with different textures!

4. Play around with lighting

Cool-toned, fluorescent lighting can make your house feel more like a hospital and less like a home. Use warm white bulbs in your main living spaces (family room, dining room, bedrooms, etc.) & save the cool white bulbs for the bathrooms, office, and garage (where a little extra light is helpful).

Informative | National Get Smart About Credit Day: 6 Tips To Improve Your Credit Worthiness

In honor of National #getsmartaboutcreditday, let’s talk about creditworthiness.

Your creditworthiness is how a lender determines whether or not you are “worthy” of new credit. Creditworthiness is determined by several factors, including your payment history, credit score, credit report, and debt-to-income ratio (DTI).

Before approving you for a mortgage, your lender will assess your creditworthiness to ensure you are a qualified borrower. Creditworthiness is crucial to qualify for a mortgage. Not only will you be eligible for lower interest rates, but you’ll also have more loan options to choose from, cheaper mortgage insurance, easier underwriting approvals, better homeowners insurance rates, and more!

Here are 6 tips to improve your creditworthiness:

1. Pay your credit cards and loans on time

2. Pay more than the minimum balance on your credit cards to eliminate debt

3. Avoid applying for multiple credit cards at the same time

4. Aim for 30% credit utilization or less

5. Check your credit report regularly and dispute errors if necessary

6. Avoid closing accounts, even after you’ve paid them off

Informative | 4 Ways To Get A Better Interest Rate

"I should've bought a house last year when interest rates were low…"

Maybe that’s true, but you can't go back now! Don't let the should'ves, could'ves, would'ves stand in the way of achieving your dream of homeownership!

We can't predict what will happen in the real estate market over the next few months, but I can tell you this.

Mortgage rates are expected to continue rising, so if you want to make a move on your dream home, you should do it now!

Here are 4 ways to get a better interest rate and save money on your next mortgage:

1. Make a larger down payment

The more money you put down on a home, the better your chances are of getting a lower interest rate on your mortgage. Making a sizable down payment will give you a lower loan-to-value ratio (LTV), and lenders will see you as less risky of a borrower since you have more stake in the property.

2. Improve your credit score

Your credit score plays a huge role in qualifying for a mortgage and can also help you get a better interest rate. Lenders typically view a high credit score as an indicator that you'll be a strong and safe borrower. Improving your credit can help you to get a lower interest rate, as your lender will feel more confident that you'll be responsible with new credit. To get a free credit report, use a site like [www.annualcreditreport.com](http://www.annualcreditreport.com/) or [www.equifax.com](http://www.equifax.com/). Start by disputing errors if necessary, making payments on time, and paying down your credit balances to boost your credit.

3. Shop around to get the best deal

Shopping around for a mortgage can save you several thousands over the lifetime of your loan. Without shopping around, there's no way to know whether you're getting a good deal. Mortgage rates vary by lender, so I recommend talking with a few different lenders to know your options and get the best interest rate possible.

4. Look into a temporary rate buydown

A temporary interest rate buydown is not a long-term solution but is a way to temporarily lower your interest rate for the first few years of the loan. This financing tool allows you to reduce the cost of your mortgage payment in exchange for an up-front cash deposit. Talk with your lender to learn more and see if a temporary rate buydown is a good option for you!

One of the first steps in the home buying process is to work with a mortgage lender to get your finances in order. If you need a lender in (**INSERT STATE**), send me a message and I’d be happy to connect you with a couple of my preferred lenders!

Seasonal | 5 Reasons Why It’s Fun To Be A Homeowner During The Fall Time

OCTOBER 18, 2022

Interior Design | 3 Tips For Staging Your Home In The Fall

When someone comes to me looking to sell their home, the first thing I always like to do is schedule a listing appointment.

Similar to a first date or an interview, a listing appointment is crucial for us to get to know one another and to see if we'd be a good fit to work together on the sale of your home.

Listing appointments are typically 45-90 minutes long and take place at your house.

Here is what to expect at a listing appointment with me:

First things first, I'll want to take a tour of your home to see what we are working with.

After the tour, we will sit down and start the consultation and Q&A process! I will ask you questions about your goals with selling your house, your timeline for selling your house, and other questions about your home. I will go over my real estate experience, how I will market your home, how the selling process works with me, and how I can help you set a competitive listing price.

I will also be able to answer any questions you have about the selling process, so be sure to prepare a list of questions you might have!

After the listing appointment, if you decide to list your home with me, we will sign a listing agreement, and I will take photos of your home (both interior and exterior).

The home selling process might seem overwhelming, but my goal is to make it as stress-free and enjoyable as possible!

Looking to sell your home within the next 30-90 days? Let's schedule a time to discuss your goals, get to know each other better, and talk more about the selling process! Send me a DM to book a listing appointment!

There are many benefits of owning a home, but homeownership is even more fun in the fall time!

Here are 5 perks of being a homeowner during this time of year:

1. You can host a pumpkin carving contest - may the best pumpkin win!

2. You can decorate your front porch with a wreath, festive doormat, potted mums, fake skeletons, and as many pumpkins as you'd like. The sky's the limit!

3. You can cozy up with a comfy blanket and have a scary movie marathon with all your favorite snacks.

4. You can sit on your porch and hand out candy on Halloween night

5. You can make pumpkin pie, or your favorite fall dessert in the comfort of your own home. Fall is the perfect time to get in the kitchen, and who doesn't love all the flavors of fall?

Looking to start the buying process and reap all the benefits of homeownership? I’d love to connect — send me a DM and let’s chat!

If you're selling your home in the fall, here are 3 things you should know about staging:

1. Focus more on seasonal flair rather than holiday decor

Halloween and Thanksgiving are technically secular holidays, but you could potentially turn off a buyer if your home is decorated for a holiday they don't celebrate. Avoid turning your home into a haunted house and focus on minimal seasonal flair - pumpkins, fall flowers, cozy knit blankets + pillows, lanterns, etc.

2. Create an inviting fall ambiance

The weather is cooling down, leaves are starting to fall, and colder months are ahead. Fall is a season of gatherings, movie nights, rainy days, and everything cozy! Create a warm and inviting atmosphere to welcome buyers and encourage them to fall in love with your home.

3. Appeal to all the senses

Here’s how to appeal to all five senses of your prospective buyers (with a fall flair):

Smell: light some fall-scented candles and place them throughout your home.

Sight: add tasteful, neutral autumn decor to give your home a cozy fall feel.

Sound: flaunt your fireplace to get that "crackling fire" fall sound.

Taste: bake some fall treats for potential buyers to enjoy.

Touch: set your thermostat at a comfortable temperature.

Looking to sell your home before the holiday season? Send me a message and let’s talk about next steps!

Personal | 5 Things I Can’t Live Without As A Real Estate Agent

Here are 5 things I can’t live without as a realtor:

1. A portable charger

As a real estate agent, it's important to always be available to your clients. My phone needs to be charged at all times so I can answer texts, respond to emails, and take calls. Since I'm constantly on my phone, my battery gets low pretty often. A portable charger is super convenient and helpful for when I need to charge back up!

2. Healthy snacks and water

It's not fun to be hungry during a long day of house hunting! I always keep healthy snacks and bottled water in my car for me + my clients for when we need a little pick-me-up. Pretzels, trail mix, granola bars, popcorn, & cookies are all great snacks that won't spoil and will keep you feeling energized all day!

3. Comfy shoes + an extra pair of sneakers

You truly never know what you are walking into when showing a property! I always wear comfy shoes when I take my clients to look at houses, and I keep an extra pair of sneakers in my car to wear for new construction neighborhoods or for walking through a muddy yard

4. A basic toolkit

I am prepared for just about anything! I always have a flashlight, tape measure, hammer, zip ties, painter's tape (for new construction homes), jumper cables, and a first aid kit with me at all times!

5. A (**INSERT YOUR FAVORITE DRINK FROM STARBUCKS**)

Interior Design | Tips To Decorate For Fall Using Neutral Colors

If bright colors aren’t your thing and you typically stick to a neutral color scheme when decorating your home, this is for you!

Bring the fall feel into your home in a subtle, elegant, sophisticated way by decorating for the fall season with neutrals!

Here are 4 of my tips for decorating for fall with neutrals only:

1. Stick to muted + softer shades rather than traditional fall colors - think terra cotta, cream, beige, black, caramel, and light grey.

2. Focus on texture rather than colors - chunky knit throws, velvety pillows, faux fur, cashmere, etc

3. Nature is about as natural and neutral as you can get! Think pinecones, acorns, apples, pears, hydrangeas, mums, firewood, eucalyptus, etc.

4. Decorate with faux white pumpkins and gourds, fall-scented candles, and vases filled with your favorite fall flowers!

Informative | 5 Things No One Tells You About Buying Your First Home

First time homebuyers, this one is for you!

Here are 5 things you SHOULD know but that no one tells you about buying your first home👇🏼

1. School districts matter, even if you don't have kids or don't plan on ever having kids. Buying a house in a good school district can help increase your home's value over time and will give you a leg up if you ever decide to sell.

2. Shop lenders to get the best deal possible on a mortgage. Shopping around for a mortgage can save you several thousand dollars over the lifetime of the loan.

3. It will probably take a few months to settle in and feel at home! Unpacking takes forever, you'll probably have to rearrange your furniture a few times to find the perfect ******furniture layout, and you might feel a little overwhelmed and unorganized at first. Give it time!

4. Your home inspection WILL find problems, no matter what. There's no such thing as the perfect house. Depending on the issues your home inspection comes back with, you'll need to either negotiate with the seller, pay for repairs out of pocket, or, if the home only has minor issues, just let it be and tackle the problems later.

5. You don't have to spend as much as you're pre-approved for. You shouldn't have to stretch your budget to afford your mortgage payment! When deciding on your home buying price range, figure out how much you can comfortably afford to spend monthly on a mortgage rather than spending every dollar of your maximum loan amount. Keep in mind that, as a homeowner, it's also wise to set aside some money for repairs and unexpected problems.
