Home Tips | 7 Tips To A More Organized Bathroom




Transform your bathroom space and get organized with some of my favorite bathroom organization tips. ↓
1. Use drawer organizers to tidy up your make-up, jewelry, and hair accessory drawers.
2. Create a "quick grab" tray on your bathroom counter with glass canisters filled with everyday items (cotton balls, q-tips, sponges).
3. Label your bins, baskets, and drawers for easier clean-up and to keep everything organized.
4. For extra storage, use a bathroom cart to organize towels, washcloths, body products, bath salts, perfumes, etc.
5. Use stackable bins or acrylic stackable drawers to keep your bathroom cabinets organized.
6. Use a hanging shower caddy or sticky shelves to organize your shaving cream, shampoo, conditioner, body wash, and other shower products.

Brush up on your real estate lingo to prepare and educate yourself for the process! Here are 7 terms you should know before selling your home:
1. CMA (COMPETITIVE MARKET ANALYSIS)
A competitive market analysis (or CMA) is a tool used to estimate the value of your home by looking at recently sold, similar properties in your area. Your real estate agent will be able to put together a CMA report to help you set your listing price correctly and competitively!
2. CAPITAL GAINS
A high capital gain is something to be excited about! This means that you’ve made a “profit” from your home sale because your house sale was above the initial purchase price (what you paid for the house when you bought it, which means your home value went up)!
3. DISCLOSURES
When selling your house, it’s your legal obligation to be honest and reveal any known issues about the property during the time you owned the home. This is helpful to set expectations and will lighten your legal liability since the buyers will be aware of any current issues or possible problems.
4. BIDDING WAR
As a seller, this is a great thing! A bidding war means that there are multiple buyers competing for your property. Each buyer will put in their best offer and will often go above the set asking price in hopes to beat out the competition and win the home.
5. RENT-BACK
If you need time to move after closing, a rent-back agreement is the perfect solution! This allows you to pay rent to the buyer (since after closing, they are the official owners of the home) until a certain date (which is specified in the contract). If your buyers agrees to it, rent-backs are great to buy some extra time before moving out!
6. MARKET VALUE
A home’s market value is an estimate of how much your home could sell for TODAY with the current market conditions (the amount active buyers would be willing to pay for your home). An appraiser will determine your home market value by looking at comparable home sales in your area (comps), your home’s location and features, interest rates, home maintenance, etc.
7. APPRAISED VALUE
The appraised value of a home is a professional opinion of an appraiser. An appraised value determines the value of your home and protects the buyer from paying more than what the house is worth.

The best way to make a homebuying wishlist is to separate your list into 3 categories: needs, wants, and deal-breakers.

Today, let's talk about "needs".
A "need" is something important to you, but if a home had everything else on your list, you might be willing to compromise. "Needs" can often be changed or fixed with cosmetic upgrades or renovations.
Some examples of "needs" include:

If you are looking to buy a move-in ready home, you'll want to prioritize your needs list, but if you are open to renovating, your needs list will probably be shorter and less significant.

A "want" is pretty self-explanatory and is something you'd like to have, but it isn't necessary or essential. "Wants" are the sprinkles, the frills, the cherry on top, if you will.
Your "wants" should be a list of the things that would make a home even more awesome. They are features that would be nice to have but aren't essential.
Some examples of "wants" include:
- A modern kitchen with new appliances
- Built-in storage cabinets in the garage
- A finished basement
- Hardwood floors
- Updated bathrooms
- A pool and hot tub
Write a list of everything you "want" in your next home, and come back tomorrow to complete the Homebuying Wishlist Challenge!
A "deal-breaker" is an item on your list that a home must have for you to consider buying it. "Deal-breakers" tend to be things that cannot be changed, like location, or hidden issues that come up on your home inspection report.
Some examples of "deal-breakers" include:
- School district
- Natural lighting
- Location
- The neighborhood
- HOA rules and regulations
- Structural or foundation issues
- Roofing issues
- Water damage
- Termite issues
- Plumbing problems
- Mold
- Price of the home/estimated mortgage payment
"Deal-breakers" are items on your list that are non-negotiable, things you can't live without, or problems that you don't want to deal with or spend money and time fixing.
Once you write a list of your "deal-breakers", your homebuying wishlist will be complete!
Now you have a clear picture of what you are looking for in a home, making the house-hunting process much easier and more enjoyable for both you and your real estate agent!

Here are 6 ways to save money and cut down on costs when buying a new build home:
1. Set a budget. Determine how much you can afford to spend on a new build home, communicate your budget with your builder, and stick to it!
2. Choosing a smaller floor plan is a great way to save money (or to give you the flexibility to spend a little extra on design upgrades).
3. Save where you can! For instance, high-quality luxury vinyl flooring is a great way to get the look of hardwood floors without the expensive price tag. You can always go cheap and upgrade later!
4. Know when to splurge. Outdoor living spaces, energy-efficient appliances, home offices, and updated kitchens are some of the features homebuyers look for in a home (which means that these upgrades will have a great return on investment)
5. Look at different builder options to find a reputable and respected one in your area. Research and compare a few different home builders before choosing the right one for you!
6. Avoid making change orders, as they can quickly add thousands of dollars to your final cost!

Maybe your home has been on the market longer than you expected, or you've put a few offers in and still haven't had one accepted.
You might start to feel discouraged and wonder if there's anything else you can do, but the truth is, you simply can't control some aspects of the real estate industry.
Whether it be inflation, interest rates, uncertainty in the market, or inventory levels, some things you just can't change. You can't control how many offers you get on your home, which homes are on the market, or if your offer will get accepted.
But what can you control?
As a buyer, you can control your credit score, down payment amount, debt, how strong of an offer you write, which homes you tour, and how much flexibility you have with your wants and needs list.
As a seller, you can control your listing price, flexibility with showings, the preparation you choose to do before selling, and the condition of your home.
Something that both buyers and sellers can control is who they choose to work with.
A good agent is knowledgeable, resourceful, and personable. Your real estate agent must have good communication skills, pay attention to detail, and advocate for you.

There are many acronyms and industry-specific words that will come up during the home-buying process, and it's helpful to know what these terms mean so you can understand what is happening and avoid unnecessary confusion!
Here are 7 terms you should know before buying a home:
1. Closing costs
These are all the fees associated with buying or selling a home. They include things like title insurance, taxes, deed transfer fees, and other expenses that are required by law and customarily paid by the buyer at closing. The total amount varies depending on where you live and whether you're buying or selling a home.
2. Appraisal
An appraisal, or home value estimate, is an evaluation of the worth of your home. It's often used by lenders to determine whether or not you qualify for a mortgage. You can also get an appraisal if you're considering selling and want to know what your home is worth.
3. Inspection
A home inspection is an evaluation of the condition of the house by someone who isn't involved in selling or buying the property. Inspectors look for major structural problems and assess whether any systems are outdated or need repairs to meet health and safety standards. They also check appliances and fixtures to ensure they're in working order.
4. Earnest money
Earnest money is a deposit you make to show the seller that you are serious about buying their home. It is often a percentage of the total purchase price, or it may be a flat fee. The seller holds this money until the transaction closes and you receive your deed. The amount varies based on the price of the home.
5. Contingencies
A contingency is a condition that must be met before a contract can be considered final. For example, an inspection contingency gives the buyer the right to have the home inspected within a specific time frame, such as 5-7 days. This contingency allows the buyer to cancel the contract or negotiate repairs based on the findings of the home inspection.
6. Closing Day
Closing day is when all parties involved in the sale of a home sign off on all remaining details and complete the transaction. This is typically 30 – 45 days after an offer has been accepted by the seller.
7. Pre-approval
Getting pre-approved for a mortgage is an important first step in the process of buying a home. Your mortgage lender will decide how much money you can borrow based on your financial information, including your credit score, income history, and assets. Once pre-approved, you can start looking at houses without worrying about financing. You will still need to go through an underwriting process, but pre-approval acts as an assurance from the lender that they will approve the loan based on their initial evaluation.

By starting the morning with intention, focus, and mindfulness, you set yourself up for a successful day. Creating a morning routine is proven to lower your stress, increase your productivity, boost your energy levels, and allow you to prepare for the day ahead!

For me, a successful day starts by:
1. Setting an alarm for 6am to make sure I'm up and at 'em
2. Opening the blinds throughout my home to let in some natural sunlight.

4. Moving my body by going to the gym for a quick workout or taking my dogs on a walk around the neighborhood.
5. Pouring myself a cup of coffee and sitting on my back porch to watch the sunrise.
6. Spending a few minutes stretching, journaling, meditating, and breathing.
