Let’s break it down:
The home seller typically pays ALL agent commissions. This means that, as a homebuyer, working with a real estate agent to purchase a home won’t cost you anything!
Your down payment is often 3-20% of the purchase price. VA and USDA loans require 0 down, and if you are a first-time homebuyer, you might be able to get down payment assistance to further reduce upfront costs!
Closing costs are typically 2-5% of the home’s purchase price. This means that, if you buy a $300,000 home, your closing costs will range from $6,000-$15,000.
The average home inspection for a single family home will cost between $300-$500.
Typical title fees range from $150-$500.
The average home appraisal for a single family home will cost between $300-$600. This fee is oftentimes wrapped into your general closing costs.
Home warranties typically range from $350-$600 annually. It’s not required to get a home warranty, but it’s highly recommended.
If your new home has a HOA, the average cost ranges from $200-$400 a month, but this fee depends on your neighborhood and community.

1. Follow the “touch it once” rule
Instead of dropping everything on the kitchen counter when you get home from a long day, take two minutes to put your things back where they belong. This will help you to keep track of your stuff and minimizes the piles of clutter around your home. It sounds simple, but once you get into this habit, you’ll see how life changing it can be!
2. Declutter on a regular basis
Even if your home has a lot of room for storage, a cluttered space is a cluttered mind! If you haven’t used something in over a year, consider donating or throwing it away. Decluttering once a month (or even once a quarter) is key to achieving and maintaining an organized home!
3. Be realistic with yourself
If you are a busy mom working a full time job, you might not have time to keep up with a “Pinterest worthy” pantry. Instead, find functional ways to keep your home organized without having to restock containers each week. If you have the time and desire to create a perfectly organized pantry, go for it! Just do what works best for you + your lifestyle and come up with systems that you can be consistent with.

Seasonal | Tips For Outdoor Entertaining This Summer







1. Create a “serve yourself” drink station with a fully stocked bar cart
Just add your favorite alcoholic beverages, a few juice mixers, sparkling and flat water, and some fun garnishes (lime wedges, straws, cherries, herbs)! A bar cart is functional, stylish, and is a great way to encourage your guests to help themselves to a drink (AKA, you won’t have to play bartender all night!).
2. Create a cozy and relaxed outdoor space with:
- Outdoor string lights, lanterns, and candles
- Fresh flower arrangements (grab some flowers at Trader Joes and make your own!)
- Rugs, pillows, and outdoor throw blankets
- Potted plants and succulents
- A fire pit and outdoor seating
3. Keep the bugs away
Provide bug spray to your guests, light some citronella candles, or add bug repelling tech to your backyard to keep the bugs at bay!
4. Make it a pot luck

Informative | 7 Terms You Should Know When Selling Your Home











1. CMA (COMPETITIVE MARKET ANALYSIS)
A competitive market analysis (or CMA) is a tool used to estimate the value of your home by looking at recently sold, similar properties in your area. Your real estate agent will be able to put together a CMA report to help you set your listing price correctly and competitively!
2. CAPITOL GAINS
A high capital gain is something to be excited about! This means that you’ve made a “profit” from your home sale because your house sale was above the initial purchase price (what you paid for the house when you bought it, which means your home value went up)!
3. DISCLOSURES
When selling your house, it’s your legal obligation to be honest and reveal any known issues about the property during the time you owned the home. This is helpful to set expectations and will lighten your legal liability since the buyers will be aware of any current issues or possible problems.
4. BIDDING WAR
As a seller, this is a great thing! A bidding war means that there are multiple buyers competing for your property. Each buyer will put in their best offer and will often go above the set asking price in hopes to beat out the competition and win the home.
5. RENT-BACK
If you need time to move after closing, a rent-back agreement is the perfect solution! This allows you to pay rent to the buyer (since after closing, they are the official owners of the home) until a certain date (which is specified in the contract). If your buyers agrees to it, rent-backs are great to buy some extra time before moving out!
6. MARKET VALUE
A home’s market value is an estimate of how much your home could sell for TODAY with the current market conditions (the amount active buyers would be willing to pay for your home). An appraiser will determine your home market value by looking at comparable home sales in your area (comps), your home’s location and features, interest rates, home maintenance, etc.
7. APPRAISED VALUE
The appraised value of a home is a professional opinion of an appraiser. An appraised value determines the value of your home and protects the buyer from paying more than what the house is worth.
