Informative | How Springtime Affects The Real Estate Market

For years, many have considered springtime the prime time for buying and selling real estate, and for a good reason.
Many homeowners wait until the spring to sell, which means more options for homebuyers. Spring brings warmer weather and longer days, making it easier for buyers to view homes.
Many buyers want to move and settle in before summertime, driving house prices up and increasing demand. With increased demand, sellers have a higher chance of receiving multiple offers and selling for a higher price.
Springtime can significantly impact the real estate market and is an excellent time for both buyers and sellers.
If you are considering buying or selling this spring, I'd love to work with you and guide you through the process! Send me a DM, and let's connect!

The longer you let messes pile up around your home, the harder it is to clean and get everything back in order again.
Stop constantly playing catch-up with housework and implement these 10 habits for a clean house🏡
1. Make your bed daily.
2. Do one load of laundry each day - wash, dry, fold/hang, and put away.
3. Empty your dishwasher every morning.
4. Keep your kitchen sink clean at all times (don't let dirty dishes pile up).
5. Spend 10-15 minutes cleaning/tidying up each night before bed.
6. Put things away as you use them.
7. Avoid wearing shoes inside.
8. Follow the "one minute rule": if a task can be completed in one minute or less, it should be done immediately (like washing a dish, replacing toilet paper, putting away your shoes, wiping down the kitchen counter, etc.)
9. Clean up as you cook.
10. Organize and clean out your fridge each week.

Support your favorite **Insert City** female entrepreneurs and business owners by tagging them in the comments below!

If you overprice your home:
+ You could potentially make more money off the sale (if you are lucky)
- It will likely take a lot longer to sell.
- The longer your home sits on the market, the harder it becomes to sell.
- Your home may not appraise, so you'll be forced to lower the price or put your house back up for sale if the buyer decides to back out.
- Potential buyers may be put off by the high price tag and decide to look elsewhere, or they may not even see your listing due to the price range they set as their criteria when searching for homes online.
If you underprice your home:
+ You'll likely sell quicker.
+ You could increase your chances of getting multiple offers (potentially some offering to pay over asking price), giving you more room to negotiate and potentially selling for a higher price.
- You could miss out on potential profits
- It's likely to be seen as desperate to potential buyers, making them wonder what's wrong with your home
- It could lead to buyers offering less than they would have otherwise because they assume you don't know what you are doing
If you price your home correctly:
+ You won't have any appraisal issues
+ It will sell quickly
+ You will avoid having to reduce the price later due to sitting on the market for too long
+ Buyers and real estate agents will recognize and appreciate a fair price, and will have more confidence in submitting an offer
+ You'll increase visibility and drive more buyers your way, as your home will show up on more buyer searches when listed at a fair price
Setting the listing price is one of the most important steps when it comes to selling your home, and it's crucial to get it right the first time. Working with a trusted and reputable real estate agent is key to avoiding overpricing or underpricing your home.
As your real estate agent, I will do a CMA (competitive market analysis) report to look at comparable sales (the price homes have recently sold for in your neighborhood/area) to help you set a competitive and fair listing price.
I have the knowledge to educate you on the current market trends, answer all of your questions, and help you to set a listing price that will allow you to sell your home quickly and for top dollar!

Personal | The Hardest Part About Being A Realtor

Curb appeal refers to how your home looks from the street and gives homebuyers their first impression of a property before they even step inside.
Unfortunately, a home that looks unkept, overgrown, and tattered (aka, lacks curb appeal) often scares buyers away from viewing a property for sale.
If you want to sell your home quickly and for top dollar, curb appeal is everything.
Here are 4 ways to boost your home's curb appeal this spring:
What does it mean?
When a house is described as "move-in ready," it means that the house is in a condition that is ready for someone to move in and start living immediately. The term offers that the home is up to code, in good condition, and free from needing any significant repairs or renovations before moving into it comfortably.
The definition of "move-in ready" varies from person to person, depending on their needs and preferences. For some, "move-in ready" might just mean that all the appliances work; for others, it means a fully renovated home with current paint colors and updated light fixtures.
Here are some of the common characteristics you can expect to find in a "move-in ready" home:
- All appliances, fixtures, and utilities are in working order. - The flooring, roofing, and other structural components are in good condition. - The house meets all local building codes and safety regulations. - Plumbing systems are up to code, and pipes are running properly. - Working locks on windows and doors. - Maintained heating and cooling systems -Clean running water

Informative | 10 Tips For A Successful Open House

The answer is simple: yes! An open house is an excellent opportunity to attract potential buyers, showcase your property, and get valuable feedback.
But the thing is, a successful open house doesn't just magically happen. As a seller, you'll need to do some things in preparation to make your home look its best and make a good impression on potential buyers.
If you're going to hold an open house, you need to do it right! Here are 10 tips for a successful open house:
1. Get rid of knick-knacks and declutter as much as possible.
2. Thoroughly deep clean your home or hire a professional cleaning company 24-72 hours beforehand.
3. Play soft music, light some scented candles, and provide refreshments and drinks to create a welcoming, comfortable atmosphere.
4. Turn on all the lights, open shutters + curtains, and let in as much light as possible.
5. Depersonalize your home by putting away family photos and other personal items.
6. Set your thermostat at a reasonable temperature.
7. Lock up valuable items in a safe or take them with you.
8. Boost your curb appeal and make a good first impression by taking care of your lawn, planting some fresh flowers and shrubs, pressure washing your driveway and sidewalk, cleaning your windows, and adding a wreath and doormat to your front door.
9. Keep pets out of sight and put away pet bowls, toys, and other pet accessories.
10. Trust your real estate agent and allow them to take the lead! Your realtor has your best interest at heart, and open houses are typically much more successful when the seller leaves the house and doesn't hover over or micromanage their agent.

Informative | 3 Home Buying Myths You Need To Stop Believing

It's easy to fall prey to the myths about buying a house, but I'm here today to put your mind at ease, give you the correct information, and set the record straight!
Here are 3 home-buying myths you need to stop believing👇🏼
1. You Have To Put 20% Down.
While putting down a large down payment when purchasing a home can be beneficial, it isn't necessary or required to have 20% of the purchase price in cash for your down payment. Some lenders will allow you to put down as little as 3% of the purchase price on your home!
2. You Need Perfect Credit To Buy A House.
If you have decent credit, it's still possible to get a mortgage, and if you have poor credit, there are options out there that can help you get back on your feet. While good credit is helpful when applying for a mortgage, you don't need perfect credit. Lenders assess several factors when determining whether or not you can qualify for a loan, not just your credit score!
3. You Need a Lot of Money for Closing Costs
Closing costs, which usually include title fees, appraisal fees, and other costs associated with closing on a home, can be expensive. However, there are ways to reduce these costs. Some lenders and state programs offer assistance with closing costs, and sellers may be willing to cover them in certain situations.
Considering homeownership? Let's meet up and discuss your real estate goals! I'd love to connect and would be happy to answer any questions you might have. Send me a message to book a buyer consultation!

Informative | Homeowners Insurance vs Home Warranty

Home warranties and homeowners insurance share a similar structure, but offer very different benefits and types of protection.
Homeowners insurance protects you and your home in case of damage or disaster caused by unexpected events. Homeowners insurance typically covers losses and damages caused by fires, windstorms, lightning, tornadoes, vandalism, theft, etc. You will likely be required to have homeowners insurance to qualify for a mortgage, as mortgage lenders typically require it as a way to protect your home.
On the other hand, a home warranty helps cover costs when an appliance or major household system needs to be repaired or replaced, such as your HVAC, plumbing, electrical systems, water heater, garbage disposal, kitchen and laundry room appliances, etc. Most home warranty contracts are one year in length and renewable every year. Home warranties are not required when purchasing a home, but it is still highly recommended to best protect your home!
A home warranty and homeowners insurance go hand in hand — as a homeowner, both are super beneficial in the possibility of natural disasters, unexpected events, and normal wear-and-tear!
