Informative | What Makes A Strong Offer?

If you’ve fallen head-over-heels with a home and can’t picture yourself living anywhere else, you’ll need to write a strong offer to beat out the competition.

What makes a strong offer, you might ask?

Here are a few things sellers will look for when reviewing offers to decide which one they will accept:

- Offer Price (offering over-asking price will boost your chances of getting accepted)

- Down payment (the amount you put down is important)

- Earnest money (a deposit is made to the seller with your purchase agreement, representing your good faith to buy a home. If you back out of the deal due to change of heart, the seller will get to keep your earnest money)

- Financing (a cash buyer is often a strong buyer, and some loan types are easier to deal with than others)

- Contingencies (it’s best to keep contingencies to a bare minimum in this market. Waving inspection, financing, and appraisal contingencies will make your offer a lot stronger)

- Pre-Approval (it’s crucial to get pre-approved before submitting an offer to show the sellers are serious about purchasing their home)

- Closing Timeline (the more flexible you can be with your timeline, the more power to you!)

Boxes are all packed, the truck has arrived, and it feels like everything is getting REAL. Finally, the day has come to move into your new home!

Moving day is exciting, but it can also be stressful AF. Here are a few of my tips for reducing stress on move-in day!

1. Wake up early, wear appropriate clothes, and make sure your cell phone is charged.

2. Have cash on hand to tip your movers after the job is done.

3. Arrange daycare, hire help, or ask a friend to entertain your kids + pets for the day.

4. Pack a cooler and stock up on cold beverages for you + your moving team.

5. Don’t let anyone get hangry! Keep grab-and-go snacks on hand + order takeout for lunch to keep everyone happy and well fed.

6. Do a final walkthrough of your old home to be sure nothing was left behind.

Let’s talk about homebuyers remorse.

Homebuyers remorse is the feeling when you buy a home and later regret your purchase. Maybe you rushed the home buying process, you feel like you spent too much money, or you settled for a home that you just don’t love...

Ever make a big purchase and have second thoughts about it later? This feeling is 10x worse when you regret one of the biggest purchases of your life (like buying a house).

And the worst part? Over 52% of buyers are affected by this

So, how do you avoid homebuyers remorse? Ask yourself these questions before you put in an offer on a home:

1. Does this home fit into your budget comfortably?

2. Did you double-check your wants and needs list?

3. Are you still looking at other options?

4. Do you have concerns about moving too quickly?

5. Does the neighborhood feel good to you?

6. Is the property in good condition?

7. Are you settling?

8. Can you see yourself living in this home long-term?

9. Are you comfortable with paying the mortgage payment and utility expenses monthly?

10. Do you feel warm and fuzzy when you walk into the home?

Remember, the perfect house doesn’t exist! If you start to feel anxious when your offer gets accepted, it may just be nervous butterflies. Trust your gut, follow your heart, look through the logistics, and trust that you’ll make the right choice!

I’m about to share with you one of my BEST moving tips 🤫

Picture this: you just finished a takeout dinner sitting on the living room floor, eating off of paper plates and plastic silverware. You are tired and ready to sleep after a long day, but have to sort through 10 different boxes because you can’t even find your toothbrush or a change of clothes!

My solution?

Pack a box intentionally with the things you’ll need within the first few days of moving into your home. This idea is often called an “open first” box.

Popping in on Instagram today to share one of my TOP tips for home sellers… This is something I always tell my clients before we list their home.

As a home seller, it’s important to ALWAYS be ready for a showing!

To sell your home quickly and for top dollar, you’ll need to get as many eyes on your property as possible. If you can't accommodate a potential buyer for a showing, chances are they won’t be back. Once your home is on the market, you’ll need to be as flexible as you can with your schedule and keep your home showing-ready at all times!

A few things you can do to keep your home showing ready:

1. Wash dishes and put them in the dishwasher right away

2. Make the beds every morning

3. Open your blinds and curtains daily

4. Keep your kitchen and bathroom counters clean

5. Minimize clutter + put things back where they belong (instead of letting stuff pile up)

6. Keep your closets and pantry clean

7. Set your thermostat to a reasonable temperature

8. Use a basket or bin to quickly pick up and put away kid/dog toys

Moving Tip Monday | 10 Tips For Moving Out Of State

Moving just down the street is already stressful, but moving out of state? Talk about a process that takes a lot of patience and planning.

Generally, the farther you move, the more details you have to worry about.

Here are a few of my tips for a smooth, seamless out of state move ↓

1. Do research on the cost of living differences and budget accordingly. It’s important to know how much more (or less) you’ll be spending on your normal expenses when you move out of state!

2. Make a detailed moving plan on how you will get from point A to point B. Will you be driving or flying? Will you need to ship your car? Do you need to research rest stops and hotels to roadtrip across the country? Figure out your plan of action and be sure everything is booked and ready to go in advance.

3. Choose a long-distance moving company with good reviews. It’s helpful when the same movers pack and unpack for you, so you don’t have to coordinate two different teams!

4. Book an Airbnb or hotel to stay at for the first few days so you have a place to stay if the moving truck takes longer than expected.

5. Go through your things and get rid of stuff you no longer use. Don’t pay to move something across state lines if you don’t need it!

6. Change your addresses as soon as possible. Since you will no longer be living in the area, you won’t be able to go by your old house to pick up leftover mail from the new homeowners!

7. Throw a going away party to say farewell to your friends and family members. This is the easiest way to see everyone at once and to say your goodbyes!

8. Be sure to get a new drivers license and register your vehicle in your new state as soon as possible. Each state has different rules for how quickly you’ll need to do this, ranging from 10-30 days.

9. Meet your neighbors as soon as possible to start getting connected in your community!

10. Register to vote in your new state

Moving Tip Monday | How To Talk To Your Kids About Moving

Moving is one of the most stressful events you’ll probably experience in your life. It can be a challenge for adults to take on such a big change, and it’s common for kids to have an even more difficult time adjusting.

Here are a few things you can do to help and guide your children through the moving process:

1. Prepare your kids in advance.

Be sure to sit down and talk with your kids as soon as possible. Get your children involved and make everyone feel included in  the moving process! Hold a family meeting to prepare your kids for what the future holds and answer any questions or they may have.

2. Remember that it might just take time!

Allow your children to express their feelings and don’t be surprised if they are taken back by the thought of moving. Kids need to feel heard, so it’s important to let them share their thoughts and feelings with you. It may just take some time for them to get used to the idea of moving!

3. Give them the details

Make sure to give your kids the general details of your move (if they are old enough to comprehend, of course). This may include where, when, why, and how. They may have other questions after your talk, but at least give them the basics. If you plan to drop them off at daycare or to a friends house for the day, let them know this ahead of time!

4. Be positive

Remind your children that this is an exciting and fun adventure! Be sure to remind them of all the great things that will come with moving. Reassure them that you are all a team and this is a group effort!

Let’s talk about home staging! Here are 3 things you should do before listing your home 🏠

1. Focus on curb appeal

First impressions are everything, which is one reason why curb appeal is so important! Spruce up the exterior of your home by pressure washing your driveway, planting some new shrubs and/or flowers, washing the windows, trimming the lawn, pulling weeds, and adding a new doormat + a nice outdoor plant by the front door. Curb appeal is HUGE when selling your home!

2. Stick with neutrals

Ditch your favorite bright colors and patterns for more of a neutral loo! Doing this will help you to create an inviting space that appeals to many different potential buyers, rather than trying to show your personal style and preferences. Sticking to neutral tones will also make your space feel bigger and more open!

3. Deep clean and declutter every nook and cranny

A dirty house is a huge turnoff for potential buyers! Be sure to deep clean your house or hire a cleaning company to do it for you. It’s also important to depersonalize your home as much as possible before selling to allow potential buyers to better envision their items in your home.

Informative | Does The Highest Offer Always Win?

Although it might be shocking to hear, the highest offer is not always the winning offer!

The offer price on a contract is just one of the many factors to consider before accepting an offer. Aside from the offer price, the seller will need to also consider the buyers mortgage qualifications, timeline, contingencies, earnest money, flexibility, requests, etc.

Putting in an over-asking price offer will definitely increase your chances of getting accepted, but it’s NEVER a guarantee. The winning offer truly depends on the sellers’ needs, timeline, and preferences!
