I can’t reiterate it enough, you must work with an agent you trust, someone who has your best interest at heart, stands up for you as a client, and puts you first, An addition, it’s important to like your real estate agent as a person. It helps when you and your realtor have similar communication styles and compatible personalities!
A few signs you might not be working with a good realtor? Here are some red flags!
1. They don’t pick up the phone when you call (or don’t call you back within 4-6 hours)
2. They are new to the area/new to real estate
3. They pressure you to make decisions before you are ready
4. They do real estate on the side, part-time
5. They try to overprice your home
6. They don’t have good negotiation skills/communication skills
7. They give “guarantees”

Informative | What Makes A Home Move-In Ready?





In the opinion of a real estate professional, here are a few things I would look for if you want a home that is “move-in ready”!
1. Walls are free of chips and marks and are painted a neutral color
2. Flooring is in good condition - wood isn’t warping or buckling, carpet isn’t damaged or peeling, tile isn’t cracked, etc.
3. Electrical work is up to date + electrical outlets and switches are modern
4. Plumbing is in good condition with no signs of leaks
5. The water heater, furnace, and and HVAC systems work well
6. The roof, windows, and siding are in good condition and aren’t warping, damaged, or rotting
7. Kitchen appliances have been upgraded in the last 5-8 years
8. Bathrooms are clean with functioning plumbing, unclogged drains, and good water pressure
9. Window and door locks operate properly
10. The floor plan and design features match your style and needs/wants

Every morning before getting the day started, and every evening before bed, start a timer for 15 minutes. Look around your house and clean as much as you can in 15 minutes! This might include tasks like unloading the dishwasher, washing dishes, putting away mail and backpacks, wiping down a couple of bathroom mirrors, cleaning your sink, sweeping the kitchen floors, etc!
The idea behind this method is that, cleaning up your entire home seems like a huge task, and you may not have the time to tackle everything at once. Scheduling two 15 minute “cleaning sessions” into your day is a great way to stay on top of your household chores without feeling overwhelmed. Breaking up your cleaning sessions into smaller increments is obtainable and a great habit to keep your home tidy!

Informative | Tips For Moving With Pets










Our pets can feel our energy, so when we feel anxious, they feel anxious too. Here are a few tips to make the moving experience a little easier for your beloved companions!
1. Pack an overnight bag with food, litter, potty bags, toys, blankets, treats, food and water bowls, and beds to stay organized and keep your pets comfortable through the first few days of unpacking.
2. Drop your pets off at daycare or a friends house the morning of/night before moving day! Keeping your furry friends out of the way is the best way to reduce stress and keep them away from the action. If this isn’t an option for you, consider setting up a “pet room” in one of the rooms of your new home (or put them in a kennel), and check on them periodically.
3. Be sure to update your pets tags/microchips with your new address and phone number!
4. If you’re moving to a new area, be sure to inform your current veterinarians office so you can take records and prescriptions with you. You could also ask for a veterinary contact near your new place if you need a recommendation!
5. Take it slow! Start by introducing your pets to one room, then two rooms, and so forth. This allows them to get acquainted with the new house without feeling overwhelmed.

Interior Design | How To Create Your New Home Aesthetic





If you’re looking to create your new home aesthetic, go to Pinterest and create a “home” board. You can even create sections in your Pinterest board like “master bathroom” and “kitchen”, so that everything stays organized.
From there, look up words in Pinterest that describe your style (ex: “white modern kitchen” or “costal neutral bedroom”). Pin everything you love!
Once you have a better idea of what you want, you can Google search specific home decor pieces, rugs, and furniture (ex: “Restoration Hardware Cloud Couch Dupe” or “Braided Woven Off-White Rug”) to find items available to purchase online!
If you aren’t quite sure how to describe your style in words, look up different key words on Google and write down the ones you like most (ex: “modern style house”, “boho style house”, “contemporary style house”, “farmhouse style house”, etc).
If you still need more inspiration, find some local model homes or follow some interior designers on Instagram to get ideas!

A higher price tag doesn’t always mean a better quality item. Sure, you could buy a $20,000 rug… But will it really be worth it?
It’s oftentimes worth it to buy nice, high-quality furniture and artwork. These pieces will last a lifetime and will be a smart investment.
Other times, you can cut corners and save money by purchasing decorative accents and accessories that are still stylish and trendy, but are also budget friendly.

Informative | How To Choose The Best Offer





Here are a few things you should consider before accepting an offer on your home!
1. Contingencies
As a seller, the fewer contingencies, the better! Most common contingencies are inspection, appraisal, and financing.
An inspection contingency = the buyer can back out if the inspector finds too many problems with the house.
An appraisal contingency = the buyer can back out if the house appraises below the offered amount.
A financing contingency = the buyer can back out if they can’t secure a mortgage
2. All Cash Buyer
The safest offer is typically an all cash offer. As a seller, you won’t need to worry about financing and if the buyer can get approved for a mortgage!
3. Buyer Pre-Approval
When a buyer is pre-approved, this means they have already been approved (by a mortgage lender) for the loan they need to purchase a home. A pre-approval letter oftentimes means the buyer is serious and makes their offer stronger than the ones submitted without a pre-approval letter.
4. Timeline
Be sure the buyers closing costs and timeline are aligned with yours! If you are looking for a quick closing and a buyer needs 45 days to sell their current home (a home sale contingency), you may want to consider another offer that will allow you to move at a quicker speed!
5. Closing costs
Make sure you factor closing costs into the offer! 2-5% can add up quick!
6. Offer price
Price matters too, but it isn’t the only factor to look at when deciding which offer to accept! Be sure to look at every detail before accepting an offer!
Be sure to consult with your real estate agent to get a professional opinion before accepting an offer - your realtor will be able to help you choose the best buyer!

2. Paint your cabinets! Tired of the wood stain on your bathroom cabinets? Take off the doors and drawers, clean and prime your cabinets, and paint them yourself! This is the perfect weekend project and it will completely transform your bathroom!
3. Give your old faucets a new look! Update your bathroom by adding a new faucet to your sinks and a new shower head + handle to your shower/bath!

Home maintenance can be expensive, time consuming, and an overall hassle. If you’re looking to free up more time for hobbies + spend less time and money working on your home, it may be time to downsize.
3. You have empty, unused rooms
Bigger isn’t always better! If you have an empty room or two just collecting dust, it may be time to rethink your home size and consider purchasing a smaller house.
4. You’re in the midst of a lifestyle change

1. Know your credit score! Talk with a mortgage lender and get pre-qualified before starting the house hunting process. This will help you to know your budget and figure out how much you can qualify for!
2. Make a budget! Know how much you can afford to spend each month on a mortgage, along with how much money you are comfortable with putting down on a home. It’s important to do this before you have a mortgage payment!
3. Be sure to find a real estate agent you trust! You want someone who is experienced, knowledgable, and reliable. A good realtor makes the world of a difference when buying a home!
4. Make a list of needs and wants for your future home. Needs = features you MUST have (non-negotiable items), and wants = features you would like, but aren’t necessary (negotiable items). If you get overwhelmed after seeing too many homes, you can refer back to your list and remember what is most important to you!
5. Drive around different areas and figure out where you would like to live! Look into neighborhood safety, traffic, commute times, accessibility, amenities, etc. Choosing a set location/specific neighborhoods will narrow down the list of properties to see and helps your realtor to know which homes to show you!

The average kitchen remodel price is between $15,000-$50,000, but the overall cost depends on the appliances you choose, how custom you want everything to be, the size, quality of materials, area you live in, etc! Ex: preparing my to-do list, journaling my thoughts and feelings, getting in a Monday morning workout, looking at my vision board, reading inspiring quotes, getting outside, doing a morning meditation, doing some breathing exercises, writing out 3 mantras for the week, having a dance party in my kitchen, etc).

Personal | Day In The Life Of A Real Estate Agent





I typically wake up at (**insert wake-up time**) and start my day by (**insert one of your healthy morning habits**) before my morning (**insert morning beverage of choice**). I love making (**insert favorite breakfast**) as my morning fuel to kick-off my day!
I’ll usually fit in a quick workout (something like **insert your favorite workout** or **insert your favorite workout 2**), take a quick shower, get ready for the day, and I love doing my (**meditation, reading, journaling, yoga, skincare, etc**) before I get started with my workday.
Every day is different as a real estate agent - showings, listing appointments, meetings, phone calls, happy hour with some of my realtor friends, meeting new clients… I’m always on the go! Throughout the day, I answer emails, send texts, post on my social media accounts, and keep up with the current market trends and the MLS.
3 things I can't live without and use every SINGLE day are (**insert your three items**).
Once the workday is over, I’ll make dinner or grab something to eat at (**insert favorite local dinner spot**). I love winding down by (**taking a bath, reading a good book, catching up with my family, watching tv) and sipping (**insert evening beverage of choice**) before tucking in for the night.

Personal | 3 Things I Love Just As Much As Real Estate





I love being a real estate agent and helping my clients find their dream home. I love getting to work with such incredible clients. I love calling my buyers to tell them their offer was accepted. I love calling my sellers to tell them we got an offer. I feel so blessed and grateful every day. Without you, my job wouldn't be possible - so thank you!
Let's take it to a more personal level. Real estate is one of my top priorities in my life, but it's not my only priority. I'm a real estate agent, but I'm also a (**insert your 3 other titles - mom, sister, brother, dad, grandpa, grandma, nanny, aunt, uncle, husband, wife, volunteer, dog mom, cat mom, dog dad, cat dad, etc).
