“Wait… I have to sign an agreement before we can even go look at houses?” 🏡

This question comes up a LOT, and I understand why it can feel like a big commitment when you’re just starting your home search.

But here’s the important part:

A buyer agreement isn’t an agreement to buy a house.

It’s an agreement that lays out the relationship between you and the agent helping you buy one.

For agents subject to NAR’s MLS rules, a written buyer agreement must be in place before touring a home together.

The agreement should help clarify things like:

🏡 Who is representing you
📝 What services your agent will provide
💬 How your agent may be compensated
🤝 What you and your agent are agreeing to
🔑 How long the agreement lasts + the terms you’re agreeing to

And you should understand all of that before you sign it.

The goal isn’t to make you commit to a house before you’ve even seen one. It’s to make sure you understand who is representing you, what they’re doing for you, and how the relationship works before the home search gets serious. NAR’s rules also require compensation to be clearly disclosed in the written agreement.

Every state, brokerage + agreement can look a little different, so ask questions and make sure you’re comfortable with the terms before signing.
