After seeing a LOT of homes, these are some of the little things that make me wonder what else may have been overlooked:
βοΈ Rings in toilets or sinks
Usually mineral buildup or grime thatβs been left for a while.
βοΈ Sticky cabinets
Grease + buildup on frequently used surfaces adds up quickly.
βοΈ That mystery smell
If no one can figure out where itβs coming from, Iβm definitely paying attention. π
βοΈ Lint buildup behind the dryer
Not just messy. Excess lint can also become a fire hazard.
βοΈ Dusty air vents
A good reminder to check filters, vents + routine HVAC maintenance.
βοΈ Discolored baseboards
Scuffs, grime + buildup around the edges of a home can tell you a lot.
βοΈ Bathroom fans that donβt vent properly
Poor ventilation can mean trapped moisture, which is never something you want to ignore.
βοΈ Grimy handles, switches + doors
Those high-touch areas tend to reveal pretty quickly how a home has been cared for.
Homes rarely go from well-maintained to neglected overnight. Usually, itβs the little things that get ignored over time.

This question comes up a LOT, and I understand why it can feel like a big commitment when youβre just starting your home search.
But hereβs the important part:
A buyer agreement isnβt an agreement to buy a house.
Itβs an agreement that lays out the relationship between you and the agent helping you buy one.
For agents subject to NARβs MLS rules, a written buyer agreement must be in place before touring a home together.
The agreement should help clarify things like:
π‘ Who is representing you
π What services your agent will provide
π¬ How your agent may be compensated
π€ What you and your agent are agreeing to
π How long the agreement lasts + the terms youβre agreeing to
And you should understand all of that before you sign it.
The goal isnβt to make you commit to a house before youβve even seen one. Itβs to make sure you understand who is representing you, what theyβre doing for you, and how the relationship works before the home search gets serious. NARβs rules also require compensation to be clearly disclosed in the written agreement.
Every state, brokerage + agreement can look a little different, so ask questions and make sure youβre comfortable with the terms before signing.
