Seasonal | My 2026 Anti-Resolution
-
While everyone else is adding more to their "to-do" lists today, I’m focused on my "won’t-do" list.
This year, my biggest goal is a boundary: I am intentionally NOT (**INSERT BOUNDARY, ex, checking my email after 7 PM / working on Sunday mornings / scrolling social media before my first cup of coffee**).
Why? Because being a great agent in (**INSERT CITY**) doesn't mean being "on" 24/7, it means being fully present when I am working so I can give my clients 100% of my energy and expertise.
Setting this boundary allows me to (**INSERT PERSONAL "WHY" ex. be the mom/dad my kids deserve / actually enjoy my morning workout / start the day with a clear head**).
Comment Below: What is one thing you are intentionally NOT doing in 2026? Let’s protect our peace together. 👇

Dry January in 2026 looks a little different than it used to. 🥂✨

Reel | How to Actually Win With Builder Incentives
-
The "advertised" deal is just the starting line.
In 2026, builders are offering massive incentives to get buyers in the door, but their sales reps are legally bound to protect the builder's profit, not your equity. They’ll offer a lower rate to make the payment look good, but they won't tell you about the flex cash or the structural checkpoints they hope you skip.
When I’m in your corner, we go beyond the surface level:
We Negotiate the Net: I push for the rate buy-down plus the closing cost credits that actually lower your out-of-pocket costs.
Third-Party Advocacy: I ensure independent inspections happen before the drywall goes up to catch mistakes the builder's internal team might miss.
The "First Visit" Rule: Most 2026 builders require your Realtor to be present on your very first visit to represent you. If you walk in alone, you could lose your right to professional representation.
Don’t leave five figures of equity on the table for a pair of free blinds.

My goal is for you to experience the excitement of your new (**YOUR CITY**) home without the weight of the logistics. While you’re focusing on the vision, I’m focusing on the "boring" stuff:
The 2026 tax law shifts that affect your bottom line.

Home Tips | The 2026 Homeowner’s Tax Vault: Why 'SALT' is your new best friend.
-
Let’s talk about the "SALT" change that’s about to save (**CITY**) homeowners a lot of money. 🧂💸
If you've felt like you were being "double taxed" lately, you aren't alone. For the last several years, the IRS limited the State and Local Tax (SALT) deduction to just $10,000 - meaning even if you paid $15k in property and income taxes, you could only write off $10k.
The good news for 2026: Under the new OBBBA laws, that cap has jumped to $40,400 for most filers. This means more homeowners might find that itemizing their deductions saves them way more than the standard deduction this year.
To take advantage of this, you need your "Vault" ready! Gather your property tax receipts, your car registration tax info, and if you moved last year, your Closing Disclosure.
Agents Tip: If you bought or sold a home with me in 2025, I’ve got your CD on file. Shoot me a DM and I’ll send a digital copy over to make your tax prep easier! ☕️

Informative | The 1-3-5 Year Plan: Why you need a long term equity strategy
-
Stop playing the waiting game with your equity.
Most homeowners only think about their home’s value when they see a Sold sign down the street. But in 2026, the real winners are the ones with a 1-3-5 Year Strategy. Your home is likely your largest financial asset. Treating it like one means looking beyond the monthly mortgage payment and planning for the milestones:
✅ Year 1: Protecting the asset (Maintenance & Tax Strategy).
✅ Year 3: Enhancing the value (Strategic Renovations).
✅ Year 5: Leveraging the wealth (The Sell/Buy/Hold Decision).
Whether you’re in your forever home or just your for now home, you need a roadmap to ensure that when you're ready to move, your equity is ready, too.

Personal | My Morning 3: The Art Of The Slow Start
-
The 2026 real estate market moves fast, but my mornings move slow, on purpose. Before I dive into contracts, (**YOUR CITY**) market updates, and client calls, I have three "Morning 3" non negotiables that keep me grounded:
1️⃣ The No-Phone Zone: I delay the digital noise for (**INSERT TIME, ex. 30/60/90**) minutes. In a world of instant notifications, staying in "CEO mode" instead of "reactive mode" is how I protect my focus for my clients.
2️⃣ The (**INSERT DRINK**): Usually enjoyed (**INSERT WHERE, ex. on the porch / in my favorite kitchen corner / by the window**) while the house is still quiet. It's nice to have a little me time.
3️⃣ (**INSERT PERSONAL RITUAL**): Whether it’s (**INSERT ACTIVITY, e.g., walking the dog / 10 minutes of stretching / reading a physical book**), this is the moment where my day actually begins.

Thinking of making the move to (**INSERT STATE**)? ✨
Relocating from out of state is a massive shift, and 2026 brings its own set of unique market challenges and lifestyle perks. As someone who helps families plant roots here, I’m skipping the sales pitch and giving you the honest look at what it’s actually like to live here.
✅ The Pros:
1. (**INSERT PRO 1**) ex. The community-first lifestyle or the proximity to the coast/mountains).
2. (**INSERT PRO 2**) ex. The thriving social scene or specific local tax benefits).
3. (**INSERT PRO 3**) ex. Access to (**SPECIFIC LOCAL INDUSTRY**) or top tier local schools).
⚠️ The Cons:
1. (**INSERT CON 1**) ex. The unpredictability of the local weather.
2. (**INSERT CON 2**) ex. The learning curve of the local traffic patterns).
3. (**INSERT CON 3**) ex. The competitive nature of the (**SPECIFIC NEIGHBORHOOD**) market).
Every state has its quirks, and (**INSERT STATE**) is no exception. All in all, I wouldn’t trade this place for anything, but you deserve to move here with both eyes open.

Informative | The 2026 Homeowner Tax Shift
-
Is 2026 the year you stop taking the "Standard Deduction"? 📉💸
For a long time, the standard deduction was so high that most people didn't bother tracking their receipts. But thanks to the One Big Beautiful Bill Act (OBBBA), the math has changed for 2026.
With the SALT cap jumping to $40,400 and PMI becoming permanently deductible, itemizing your deductions could save you thousands more than the standard $32,200 (for couples).
If you live in a high property tax area like, you need to talk to your CPA about these shifts before you file. Your home isn't just a place to live; it's one of the best tax-saving tools you own.
I’ve been studying these 2026 shifts so I can better serve my clients. If you need a referral to a local tax pro who understands these new laws, shoot me a DM! ☕️

Home Tips | 5 Low Stress Ways To Reset Your Space On National Get Organized Day
-
Happy National Get Organized Day!
I talk to a lot of homeowners who feel like they have to wait until they’re moving to get their house in order. But you shouldn't have to wait for a for sale sign to enjoy a home that feels light and functional. In 2026, we’re trading the "all-white, matchy-matchy" storage for systems that actually support our real lives.
This week, I’m challenging myself (and you!) to pick one 10-minute task that reduces your "mental load":
🗝️ One entryway that doesn't feel like a bottleneck.
📑 One drawer where you can actually find the batteries.
🧼 One shelf where you don't have to dig for the spices.
Because at the end of the day, your home is your foundation. When the space is calm, the rest of life usually follows suit.
I’ll go first: I’m finally tackling the (**INSERT YOURS, e.g., the linen closet / the car console / the spice rack**). It’s been staring at me since November!

-
You shouldn't have to quit your day job to buy a house. 🏠
In 2026, the real estate market moves at the speed of light and is constantly changing. Between shifting interest rates, builder incentives, and "coming soon" listings, it’s easy to feel like you’re constantly behind.
Most people feel overwhelmed because they’re trying to navigate the "noise" alone. But my goal for every client is simple: I want you to feel like the CEO of your move, not the admin.
What that looks like in practice:
✅ Zero Guesswork: You get a clear timeline before we ever see a single house.
✅ The "No" List: I’ll tell you why you shouldn't buy a house just as fast as I’ll tell you why you should.
✅ Equity Protection: We focus on the "Net Value" of the deal, ensuring your future is protected from day one.
Whether you’re relocating to (**INSERT STATE/CITY**) or just moving down the street, you deserve a process that feels intentional, not chaotic.

Home Tips | 4 Ways To Give Your Smart Home A Fresh Start For The Year
-
Maintenance isn't just about air filters anymore. 🏠💻
In 2026, being a homeowner means managing two foundations: the physical one and the digital one. We’re great at remembering to power wash the deck or service the AC, but we often forget that our smart home need a little maintenance, too.
Think about your smart locks, thermostats, and security cameras as the digital front door to your life. If you haven't updated your access codes or cleared out old data since 2024, you’re leaving a lot of digital clutter on the table.
A quick smart home reset helps you:
🛡️ Reclaim your privacy from old service providers.
📉 Lower your monthly utility and subscription costs.
🧠 Reduce that tech fatigue that comes from too many notifications.
Whether your home is fully automated or you just have a single smart doorbell, taking 15 minutes this week to "reset" your settings ensures your home is working for you all year long.
I want to know: What is the ONE piece of home tech you’d never give up? Mine is definitely (**INSERT YOURS, e.g., my smart coffee maker / automated blinds**). Tell me yours below! 👇

Reel | A Little Reminder
-
Here’s your reminder that your dream home usually doesn’t come first 🤍
For many buyers, the down payment for their long term home is built by owning a starter home first.
That first home isn’t about getting everything right. It’s about getting in, building equity, and giving yourself options later.
If you’re waiting for the “forever” home before making a move, this might be the mindset shift you needed.
Would you rather start with a starter home or wait for the dream one? 👇

Informative | The Mindset Shift Buyers Need Right Now
-
If the home search feels discouraging right now, you’re not alone and it doesn’t mean you’re doing anything wrong.
One of the biggest mindset shifts buyers make is realizing that their budget often needs to stay steady, but their expectations can evolve.
Once you start touring homes, it becomes clear:
➡ The things you can change are less urgent
➡ The things you can’t change matter more
➡ And flexibility creates opportunity
The goal isn’t to settle.
It’s to be intentional.
By focusing on strong foundations like location, layout, light, and lifestyle, you open the door to homes you might’ve scrolled past, while still staying within a comfortable budget.
Buying in today’s market is less about finding “perfect” and more about finding right 🤍

-
Gray had its moment, but homes are moving into a warmer, richer era.
Think softer whites, earthy neutrals, deeper tones, and spaces that actually feel lived in instead of staged.
This isn’t about chasing trends or repainting everything overnight. It’s about knowing what’s starting to feel dated and what’s quietly taking its place in 2026.

Home Tips | Open Concept Isn’t Going Anywhere
-
Open concept isn’t going anywhere, but how we live in it is changing.
One of the biggest home trends heading into 2026 is creating zones within open spaces. Not with walls, but with purpose. A reading corner that actually feels quiet. A dining area that doesn’t double as a workspace. A living room that feels separate, even when it’s all one room.
When every space does everything, it’s easy to feel overstimulated.
Zoning helps bring a sense of balance back into the home, without renovations or major expense.
Think rugs, lighting, furniture placement, and subtle dividers that signal where one space ends and another begins.
The goal isn’t perfection, it’s a home that works with your life, not against it 🤍

Personal | One Thing I’ll Always Be Honest With My Clients About
-
I’m not here just to help you buy a house.
I’m here to help you choose the right one.
One thing I’m always honest about with my clients:
I will be the first person to tell you when it’s time to walk away.
Perfect staging and new house excitement are fun, but they fade fast. What doesn’t fade is a layout that doesn’t fit your life, a location that works against your daily rhythm, or a home whose “bones” aren’t as solid as they look once the staged furniture is gone.
My job isn’t to get you under contract at any cost.
It’s to help you make a decision you still feel good about years from now, when real life is happening inside those walls.
Sometimes the best move is waiting for the next one. That’s what true partnership looks like.

Informative | The Move Most Homeowners Don’t Realize They Can Make
-
A lot of people think their next move depends on rates.
Or prices.
Or waiting for the “perfect” moment.
For a lot of homeowners, that’s not actually the blocker.
It’s equity.
The equity you’ve already built can quietly change everything... from how strong your next offer is, to how flexible your budget feels, to whether moving even makes sense right now.
This isn’t about chasing the market or convincing yourself to sell.
It’s about understanding what you’ve built before you need to make a decision.

Personal | Smart Fixes for Sellers
-
Spring market prep doesn’t start in spring.
It starts now, when no one’s rushing and everything feels quieter.
Most people think “getting ready” means paint colors and decor.
But the stuff that actually protects your value is what buyers don’t see at first glance.
I like to think of it as a maintenance audit.
Less busywork, more strategy.
These are the things an inspector will clock immediately.
And when they’re handled ahead of time, your home feels solid, cared for, and easy to say yes to.
This isn’t about doing everything or turning your life upside down.
It’s about knowing which small fixes quietly do a lot of heavy lifting.
If you’re even thinking about selling this year, these are worth moving off the “one day” list.

Reel | What Most Buyers Get Wrong
-
Home buying isn’t checkers.
It’s chess.
A strong offer isn’t just about the number on the page.
It’s about understanding what the seller actually wants and needs — timing, terms, certainty, flexibility.
This is why the “highest offer” doesn’t always win.
The right offer is the one that solves the seller’s problem, not just the one with the biggest price tag.
If you’re planning to buy in (**YOUR CITY / YOUR STATE**), strategy matters more than speed.
The goal isn’t to overpay.

Looking back at this version of me in (**INSERT YEAR**)... 💭
If I could sit down for coffee with my 22-year-old self, I’d have a lot to say. Beyond the fashion choices (we don't need to talk about it), I’d tell myself that patience and people are everything.
I used to think I had to have it all figured out before I made a move, especially in real estate. Now I know that the best time to start building your future was yesterday. The second best time? Today.
This career has taught me that my greatest asset isn't the houses I sell, it's the people I get to help along the way.
