Reel | You're Not Just Buying a House
-
The best part of a home isn't always something you can see in the listing photos.
It's the everyday moments that happen once you've moved in. The traditions you start, the people you welcome through the front door, and the memories you make without even realizing how special they'll become.
(**INSERT A PERSONAL THOUGHT OR MEMORY ABOUT WHAT HOME MEANS TO YOU**)
That's one of my favorite things about helping people buy a home. It's not just about finding the right number of bedrooms or the perfect kitchen. It's about finding a place where they can picture their life unfolding.
What's one thing that makes a house feel like home to you? 🤍

Informative | Fall 2026 Buyer Trends
-
Fall might be one of the most overlooked times to buy a home. 🍂🏡
While some buyers are putting their searches on hold until after the holidays, others are taking advantage of opportunities that aren't always available during the busier spring and summer months.
We're talking about potentially negotiating seller-paid closing costs, exploring mortgage rate buydowns, and having a little more breathing room when shopping for a home.
But here's what I really want buyers to understand: you don't have to wait for the "perfect" market to start exploring your options.
What matters is finding a home you love, understanding what you can comfortably afford, and knowing how to negotiate based on what's actually happening in your local market.
If buying a home in (**YOUR CITY**) has been on your mind, let's take a look at what's available and see whether the timing makes sense for you. 🤍

Reel | Would You Rather Buy at 7% or 5%?
-
Everyone's waiting for mortgage rates to drop, but here's something worth considering... 👀
When rates go down, buying a home can become more affordable, which could encourage more buyers to enter the market. And depending on local inventory, that could mean more competition, multiple offers, and less room to negotiate.
On the other hand, buying when there's less competition might give you more flexibility on price, repairs, or seller concessions.
But here's the thing: a lower rate doesn't automatically mean a bidding war, and less competition doesn't make a higher monthly payment affordable.
The right time to buy is when the numbers work for YOU, not when everyone else decides it's time to jump into the market.
So I'm curious... would you rather have a higher rate with less competition or a lower rate with more buyers competing for the same home?

Informative | If You Buy a Home Before Christmas
-
What if you could celebrate Christmas in your new home and not have your first mortgage payment due until February? 🎄🏡
It's actually possible, and here's why!
Mortgage payments typically work a little differently than rent. Instead of paying at the beginning of the month for that month, you're generally paying interest for the month that just ended.
So if you close on a home in December, your first regular mortgage payment typically won't be due until February 1!
Of course, that doesn't mean you're getting a free month. You'll usually pay prepaid interest at closing, along with your other closing expenses.
But having a little extra breathing room between moving in and that first payment can be a nice perk, especially around the holidays.
If buying a home in (**YOUR CITY**) is on your mind, let's talk about what your timeline could look like. 🤍

Informative | Why Price Per Square Foot Doesn't Tell the Whole Story
-
Two homes can have the exact same square footage and sell for completely different prices. And no, it doesn't necessarily mean one is overpriced.
Price per square foot is one of those numbers people love to use when comparing homes because it seems so straightforward.
But think about it...
Would you pay the same amount for a beautifully renovated home with a great layout as you would for a house down the street that needs a new kitchen, outdated bathrooms, and a roof replacement?
Probably not.
And that's exactly why price per square foot doesn't tell you everything you need to know about a home's value.
Location, condition, upgrades, lot size, floor plan, and recent comparable sales all play a role.
It's a useful number, but it's not the whole picture.
Whether you're buying or selling in `(**YOUR CITY**)`, understanding what actually drives home values can help you make more informed decisions.
Have questions about what a home is worth? That's what I'm here for! 🤍

Reel | Why You Shouldn't Stop House Hunting During the Holidays
-
Every year, people start putting their home searches on hold around the holidays. Between Thanksgiving plans, traveling, shopping, and everything else going on, buying a house tends to get pushed to the new year.
But if you're already thinking about buying, there are a few reasons you might want to keep looking. 👀
🏡 Less competition. With some buyers taking a break, you may have fewer people competing for the same homes.
🏡 More room to negotiate. Sellers who are motivated to move before the end of the year may be more open to discussing price, repairs, or closing costs.
🏡 Builder incentives. Some builders offer special incentives on move-in-ready homes, especially when they're trying to close out inventory.
🏡 An opportunity to get ahead. Instead of starting your search from scratch in January, you could already be familiar with the market and know exactly what you're looking for.
Of course, the holidays aren't automatically the best time to buy. It still comes down to your budget, your timeline, and what's happening in your local market.
But if you're financially ready, don't assume you need to wait until spring just because everyone else seems to be taking a break.
Curious what buying during the holidays looks like in (**YOUR CITY**)? I'd be happy to help you explore your options. 🤍

Reel | What Is Market Value, Really?
-
Your home can be beautifully maintained, thoughtfully updated, and located in a great neighborhood… and still take longer to sell than you expected.
That doesn't automatically mean something is wrong with the house. And it doesn't always mean a price reduction is the answer.
Sometimes pricing is the issue. Sometimes it's the marketing, the competition, or simply the number of buyers looking for that particular type of home.
Market value isn't determined by how much a seller has invested in a property or how much a buyer wishes it would cost. It's based on what the market supports and what informed buyers are willing to pay.
And that's why having the right real estate agent matters. 🤍
It's about understanding the comparable sales, paying attention to buyer feedback, evaluating the competition, and knowing when an adjustment is actually necessary.
If you're thinking about selling in (**YOUR CITY**), let's have a conversation about what your home could realistically sell for in today's market.

Informative | What Seller Disclosures Can Tell You About a House
-
That seller disclosure form you receive when buying a home? It's worth more than a quick glance.
It can tell you quite a bit about a property's history, including past water damage, repairs, known issues with major systems, and other things you might never notice while walking through the house.
But here's something I always want buyers to understand: just because a seller hasn't disclosed a problem doesn't necessarily mean one doesn't exist.
Seller disclosures are generally based on what the seller knows, which is why having a professional home inspection is still so important.
And finding out a home had an issue in the past doesn't automatically make it a bad purchase. What matters is understanding the problem, how it was addressed, and whether there are any ongoing concerns.
Buying a home involves a lot of paperwork, but these are the details worth slowing down for.

Reel | Buying a Home in 2027? Start Here!
-
Screenshot this if buying a home is on your 2027 goal list! 🏡
You don't have to wait until January to start working toward becoming a homeowner. In fact, getting a head start now could make the entire process a lot less overwhelming.
And no, that doesn't mean you need to have a perfect credit score, a huge down payment, or every detail figured out.
It means understanding where you stand financially, what you can realistically afford, and what steps you should be taking between now and the day you get your keys.
One of the biggest mistakes I see potential buyers make is waiting until they're ready to start touring homes before reaching out to a real estate agent or lender.
Even if you're six months or a year away, we can start putting a plan together now.
