Great news for first-time home buyers and veterans! 🎉 FHA and VA loans have introduced new loan guidelines that change the rules regarding how much sellers can help with the buyer's agent fees. If the seller agrees to pay the commission of the buyer's agent, that percentage will no longer count against the percentage of help that sellers can give buyers with closing costs.
Here's what you need to know:
-For FHA loans, sellers can give up to 6% of the appraised value to help buyers with closing costs.
- For VA loans, sellers can give up to 4% of the appraised value to the buyer using a VA loan. This is particularly helpful because buyers using VA loans are not allowed to pay their agent's commission. Previously, if the seller agreed to pay the agent's commission of an agreed upon 3%, it would leave only 1% of possible concessions for the home buyer. But with these new guidelines, that is no longer a concern.

This means you're responsible for maintenance and repairs of your property, giving you more control over your living space and potential for customization. Keep in mind, there's usually an architectural committee that will need to approve any changes made to the exterior of your home, so your home matches the aesthetic of the rest of your townhome community.
On the flip side, condos are individually owned units within a larger complex. While you own your unit's interior space, including walls, floors, and ceilings, the exterior and common areas like hallways, lobbies, and recreational facilities are collectively owned by all residents and managed by a homeowners association (HOA). This means you'll pay monthly HOA fees to cover maintenance, repairs, and shared amenities. 1. Kick things off by running an empty cycle with a cup of white vinegar placed upright in the lower rack. This will tackle any hard water deposits and soap scum, giving the interior a fresh start.
2. Take out the bottom rack and removable filter. You'd be surprised at what can accumulate down there – food particles, buildup, you name it. Give these parts a good soak in warm, soapy water and a gentle scrub to remove any gunk.
3. The spinning arms play an important role in getting your dishes clean. Use a toothpick or a small brush to poke through the nozzles on the spinning arms to make sure they're free of any blockages.

This mosquito season, consider using natural mosquito repellents to protect yourself from pesky bites and avoid harsh chemicals often found in store-bought repellents. My DIY solution is gentle on your skin, environmentally friendly, and highly effective against mosquitoes. 🦟🚫
Eucalyptus Mosquito Repellant Spray
Ingredients:
- 1/4 cup witch hazel
- 1/4 cup of water
-40 drops of eucalyptus oil
Preparation Steps:
1. In a clean spray bottle, mix 1/4 cup of witch hazel and 1/4 cup of water. Witch hazel is a natural astringent that helps disperse essential oils and doesn't leave a greasy residue.
2. Add 40 drops of eucalyptus oil to the witch hazel and water mixture. Not only does Eucalyptus oil smell good but it also keeps the mosquitos away.
3. Shake the bottle before each application and spray liberally onto exposed skin!
