  • Let’s talk about what’s really happening in today’s market.

    We’ve got plenty of homes for sale.
    But buyers? Not so much.

    Which means this is not the market to dig your heels in.

    And yet, I keep seeing it:
    A buyer makes a solid offer, maybe they ask for a small price adjustment or a little help with closing costs.
    And the seller says:
    ❌ No wiggle room
    ❌ No concessions
    ❌ I want full price or nothing

    But here's the thing → buyers have options.
    They’ll skip your house and go straight to one of the ten others in your neighborhood, where the seller is willing to negotiate.

    Look, I get it. You want top dollar. Who doesn’t?
    But in a high-inventory, low-buyer market, being inflexible is the fastest way to sit unsold. Period.

    1. Using oven mitts (or a towel) to touch your steering wheel. Because after sitting in a parking lot, your car transforms into a mini furnace and that seatbelt buckle? Basically a branding iron.

    2. Planning your day around the sun. Errands happen early, and evening walks don’t start until the sun is well on its way down. That mid-afternoon sun? We’re indoors, in the shade, or nowhere to be found.

    3. Always expecting the unexpected with the weather. You could leave the house in 102° sunshine and come home soaked from a sudden thunderstorm. We’ve learned to expect the shifts and keep an umbrella in the car just in case.

    4. Keeping an extra shirt (or two) on hand. Not because we’re high maintenance, just because the humidity is real. Sometimes you leave the house looking polished and return looking like you ran a 5K.

    5. Making a drive-thru stop feel like a cool down break. Whether it’s Whataburger or Sonic, grabbing a cold drink and sitting in the A/C is part of the routine, and honestly, it’s kind of a summer ritual at this point.

    Here are 10 things I’d never do to my own home (and you probably shouldn’t either):

    1. Skip receipts for home upgrades: If it’s not documented, it doesn’t count. No paper trail = no appraised value boost.

    2. Let tree limbs hang over the roof: It may look cozy and shaded, but it’s a fast track to pests, leaks, and roof damage.

    3. Go too bold in all the wrong places: Trendy doesn’t always mean timeless, especially when it’s painted on the walls or tiled into your kitchen.

    4. Run the dryer unattended: Lint buildup is a legit fire hazard. Always better to be safe than sorry.

    5. DIY electrical work without permits: Saving a little money now could cost you big in liability (and resale) later.
