    Here’s the part most homeowners don’t realize:
    When you sell your primary residence, there is a limit on how much profit you can take tax-free.

    🛑 $250,000 if you’re single
    🛑 $500,000 if you’re married

    1️⃣ The “Deed” Scam 🚩
    You’ll get a very official-looking letter saying you need to pay a couple hundred dollars to get a copy of your deed.
    Reality check: you do not need this. Your deed is free (or costs a few dollars directly from the county). Straight to the trash 🗑️

    2️⃣ The Loan Shuffle 🔄
    You might get a notice saying your loan was sold to a new servicer.
    Totally normal. Your rate and terms stay the same, only where the payment goes changes.

    3️⃣ The Fake “Renewal” Panic 😱
    Home warranty and security companies love to mail things that look like bills. Read closely. If you didn’t sign up, you don’t need to “renew” anything.

    4️⃣ The One Good Thing 🎟️
    New homeowner coupons. Furniture stores. Hardware stores.
    Keep these. They can actually save you real money.

    Don't forget to add yourself to the National Do Not Call Registry after closing. It helps. A little.

    I call this House Botox 💉 Not in a bad way. Just like in real life, it’s a cosmetic refresh. It can look amazing, but it doesn’t change what’s underneath.

    New fixtures. Updated tile. Trendy finishes.

    Meanwhile, the roof, HVAC, or water heater might still be aging quietly in the background.

    And that’s okay, as long as you know that not every update means it underwent a full renovation.

    Some homes are refreshed. Some are fully improved. Both can be great, but they’re not the same thing.

    That’s why I always encourage buyers to look past the finishes and ask:
    • How old are the major systems?
    • Was the work permitted?
    • Do the updates match the age of the home?

  • I get why this idea is tempting.

    You move out, keep the house, rent it out, build wealth… sounds like a no-brainer, right?

    Sometimes it is.

    But sometimes it’s a move people make without realizing the long-term trade-offs.

    A few things to think through before you become a landlord:

    • Taxes change. Once a home becomes a rental, the tax rules shift. Capital gains, depreciation, and how long you hold it as an investment can all matter later.

    • Insurance isn’t the same. Your regular homeowner’s policy usually doesn’t apply to rentals. That’s an easy detail to miss and a costly one if something goes wrong.

    • Flexibility matters. Turning a primary home into a rental can limit future options, especially if you want to sell, move back in, or use that equity differently.

    • Being a landlord is a job. Even with a property manager, vacancies, maintenance, and tenant issues are part of the deal. It’s not passive for everyone.

    I don't know about you but when my phone feels chaotic, your brain usually does too. Here’s my 15 minute digital reset that actually makes a difference:

    1️⃣ Screenshot sweep
    Go to your Photos > Albums > Screenshots. Select All. Delete.
    (Be honest, you don't need that recipe you screenshotted in 2023).

    2️⃣ Unsubscribe cleanse
    Search “unsubscribe” in your email, set a timer, and spend 5 minutes clicking links from things you never read anymore.

    3️⃣ Notification diet
    Turn off badges for everything except texts and calls.
    You do not need a red dot running your life.
