What if its not your house or your agent?
You've had 8 showings and complete silence. That silence goes a lot deeper than pets or furniture.
Say you love a home and think it's priced low. If your agent mentioned that to the seller, would it weaken your negotiating position? Almost certainly.
That's exactly why some brokerages are telling agents to stop giving feedback altogether. It can be used later as proof they weren't fully protecting their buyer.
So honest seller feedback is becoming harder to come by.
Here's the workaround: a broker tour.
Agents walk through each other's listings to see if they have a buyer for it, and because there's no confidentiality tied to another agent's buyer, they can give real, professional feedback.
More eyes on your listing and honest feedback, both at once.

After (** INSERT YEARS**) years in this business, there are a few things I've stopped compromising on. Here they are, no sugarcoating:
1. Never waive the inspection period. You can buy as-is and still know exactly what you're walking into.
2. Don't tour homes above your budget. Your brain anchors to what you can't have, and it ruins every home you can.
3. Every listing gets professional photos and video. Non negotiable. Listings with video get significantly more inquiries.
4. Always call the listing agent before writing an offer. One conversation tells you more than the listing ever will.
5. Meet with a lender before you fall in love with a house, not after.
6. Never skip the final walkthrough. It's your last checkpoint before closing.
7. When you're selling your house, price it right from day one. You don't get a second shot at a first impression on the market.
