Home Tips | Tips for Parents With a “New Kid” This School Year

  • Some kids are already back in class, others are still squeezing in the last days of summer, but for the ones who just moved and are starting at a brand new school this year… it’s a big transition.

If that’s your family, here are a few simple tips to help ease the change:

✏️ Drive by or visit the school together if you haven’t yet, familiarity lowers anxiety.

✏️ Let them pick something new for their routine, a backpack, water bottle, or outfit that feels theirs.

✏️ Keep the home routine predictable, even small consistencies feel grounding.

✏️ Validate the nerves, remind them being “the new kid” is temporary.

✏️ And if you’re feeling emotional too… that’s normal. New chapters are exciting and hard.

Informative | Using A Rental Property To Pay For Your Kids College

  • Believe it or not, it’s a real strategy. And one more reason why real estate is about more than just buying and selling.

Buy a rental when they’re young.
Let the tenants cover the mortgage.
Use the equity or passive income to pay tuition when the time comes.

No student loans. No panic. Just a plan. 🤍

Informative | The Worst Thing A Seller Could Do In This Market (not use a realtor)

  • The worst thing a seller could do in this market?

    List without a realtor.

Especially in a buyer’s market where strategy is everything.
Right now, buyers have options. Lots of them.
That means more negotiations, more conditions, and more pressure on you to get it right.

And if you don’t have an agent?
→ You’re navigating low offers, inspection requests, and appraisal gaps… solo.
→ You’re reviewing legal contracts you don’t fully understand.
→ You might accept terms that cost you thousands, without even realizing it.

    A good realtor helps you:
✅ Price your home based on actual data, not emotion
✅ Prepare and position your listing to compete
✅ Understand every offer that comes in, what’s risky, what’s strong, what’s a trap
✅ Negotiate the terms, timelines, and repairs to protect your bottom line

In this kind of market, it’s not just about getting an offer, it’s about knowing how to handle it.
Because one wrong move could mean money left on the table, or worse… a deal that falls apart. 🤍

Thinking about selling? Let's make a smart plan, not a guess.

Reel | What No One Is Talking About When It Comes To Selling Your Home In 2025

  • 📉 One showing a week?

That’s not your agent slacking, that’s what happens when inventory finally catches up. And honestly? It’s pretty normal.

There are nearly double the number of homes for sale now compared to just a couple of years ago.

It’s great news for buyers but definitely an adjustment for sellers who still remember the chaos of 2021–2022.

    ✅ Here’s the upside if you’re buying:
    - You actually have options.
    - You can sleep on it (and not lose the house).
    - That dream home you couldn’t find for the past 5 years? It might finally be sitting on the market and under asking price. 🤯

    🛠 And for sellers?
    - It means we get strategic.
    - We price with intention.
    - We prep like pros.
    - This market rewards the ones who know how to play it and I’m here to help you do exactly that. 🤍

Want the truth about what’s happening and how to win in it?
You’re in the right place. 🤝

Home Tips | Mocktail > Cocktail This Time, Trust Me

  • If you’re looking for something refreshing, pretty, and actually hydrating this is your new go to.

    ✨ Fresh cubed watermelon
✨ Sparkling water (try coconut LaCroix)
✨ Key limes or regular limes
    ✨ A handful of mint
    ✨ Ice

Add all ingredients to a glass and enjoy!

You don’t need a cocktail to feel like you’re treating yourself.

This mocktail is crisp, light, and the perfect way to reset!

Bonus: it looks way fancier than it actually is.

10/10 recommend sipping some on your patio or poolside. Don't forget to save this!

Informative | This One Shift in Pricing Strategy Can Save You Thousands

  • One of the biggest pricing mistakes I’m seeing right now?
Sellers relying only on closed comps from weeks (or months) ago, and ignoring what’s happening in real time.

    Let me explain 👇

Let’s say the house down the street - same floor plan, same upgrades, sold a month and a half ago for $550K.

    It’s tempting to think:
“Perfect. We’ll price ours the same.”

    But here’s the catch…

Right now, there are 3 other homes just like it sitting on the market, listed at $525K and not selling.

Same size. Same neighborhood. Same features.

    But they’re sitting. For weeks.

And in this kind of market, that tells us something important:
    - The demand has shifted.
    - Buyers are being pickier.
    - And pricing at $550K just because of what was… might leave your home sitting, too.

This is why active comps matter just as much as closed ones.
Because today’s buyers aren’t comparing your home to what sold last month, they’re comparing it to what they can walk into right now.

✅ If you want to price strategically, not emotionally
✅ If you want to sell quickly and protect your bottom line
✅ If you want to work with someone who understands the current market, not last year’s…

    Let’s talk. 🤍

Home Tips | Fan Filp Reminder

  • It’s one of those easy to forget home tips that actually makes a big difference, especially in the summer heat.

If your fans are still spinning clockwise, they’re doing the opposite of what you want right now.

Switch them to counterclockwise to push cooler air down and keep your space more comfortable (without overworking your A/C).

Informative | Property Deed VS. Title

  • They’re both part of the homebuying process, but they’re not the same thing.
    Here’s a quick breakdown:

    📝 The Title
→ Think of this as the legal concept of ownership.
It means you have the right to use, modify, or sell the property.
    Title = rights + ownership.

    📄 The Deed
→ This is the physical document that transfers title from one owner to another.
It's recorded with the county and proves you legally own the home.

    So:
    📄 Deed = the paper
    🔐 Title = the rights

Pretty simple once you hear it like that, right?

Save this for later, or send it to someone who’s about to buy a home and has 15 tabs open on Google.

Reel | The “Nose Test"

But… does it smell like home?

Or like last night’s tacos, gym socks, and wet dog?

→ Step outside for 10 minutes
→ Walk back in like you’re the buyer
→ Take a deep breath… what’s the first thing that hits you?

Buyers notice everything, and scent is a big one.
Some quick smell fixes I swear by:

🍪 Dinner smells → Simmer cinnamon & cloves (or bake cookies)
🐶 Pet funk → Sprinkle rugs with baking soda & vacuum
🧺 Laundry room → Wipe washer seals & leave the door cracked
👟 Shoes → Use a bin and a good shoe spray
🗑️ Trash + disposal → Empty it and grind lemon peels
    🚿 Dishwasher → Run a vinegar rinse
🌬️ Musty air → Use fans and open windows
🏋️‍♀️ Gym gear → Store in the garage with a fabric refresher
👃 Too much cologne? → Swap for a subtle, neutral room spray

    Smells like SOLD to me!

Home Tips | Things To Update In Your Kids Rooms When They Outgrow Their Old Decor

  • One day it’s dinosaurs and princesses… the next, they’re asking for mood lighting and minimalist neutrals. 😅

If your kids have officially outgrown their old room decor, you don’t need a full makeover, just a few easy updates can make their space feel fresh and more age-appropriate.

Here are a few simple swaps to get you started:

🛏 Change the bedding, this is usually the biggest visual change
🖼 Swap out artwork, posters, or wall decals
🪟 Update the curtains for a cleaner, more modern look
🧺 Add new storage bins, baskets, or a bookshelf for their current interests
🪑 Bring in a bean bag chair, reading nook, or desk if they’ve hit the homework stage
🕯 Let them help choose a new color palette or theme, it gives them ownership without turning it into a full renovation

Kids’ styles evolve fast, but these small updates make their rooms feel more like them… without breaking your budget (or your back).

Informative | 5 Signs Your House Showing Went Well

  • You deep cleaned, lit the candles, fluffed every pillow, and crossed your fingers as the showing started… but once it’s over, how can you actually tell if it went well? 👀

Buyers don’t always throw out obvious clues.

But if you know what to look for, there are subtle signs that a showing made a strong impression.

Here are 5 signs your house showing went really well:

1️⃣ They stayed longer than expected
If buyers linger, they’re picturing themselves living there, and that’s a great sign.

    2️⃣ They asked specific questions
Questions about schools, utilities, upgrades, or timelines usually mean they’re mentally moving in.

3️⃣ They circled back to certain rooms
A second look at the kitchen, backyard, or primary suite means they’re weighing possibilities, not just browsing.

4️⃣ Their agent asked for disclosures or details
When an agent follows up with technical questions, it’s often a sign that serious interest is developing.

5️⃣ You heard from someone within 24 hours
Follow up questions, a second showing request, or even just “they really liked it” from the buyer’s agent are strong signals that you’ve made the short list.

Not every showing ends with an offer, but if these signs show up, you’re likely on the right track. Selling your home is a process, and the feedback from showings can be incredibly valuable.

Thinking about listing your home? Or wondering how to make a stronger first impression with buyers? Let’s talk about a custom strategy that works for you

Reel | Rule Of Thumb

  • Let’s talk about a common questions in real estate:

What actually comes with the house when you buy it?

Here’s a good rule of thumb to remember: If you turned the house upside down, anything that falls out isn’t included in the sale.

Sounds simple, right? But the details can get a little tricky…

    Typically NOT included unless negotiated:
    ✖️ Furniture
    ✖️ Rugs
    ✖️ Freestanding mirrors
    ✖️ TVs (if not mounted)
    ✖️ Decor or artwork
✖️ Garage fridges, washers/dryers (in some cases)

Usually included (but confirm in writing):
    ✔️ Light fixtures
    ✔️ Built in shelving
    ✔️ Appliances (if stated)
✔️ Curtain rods + window blinds
    ✔️ Mounted hardware or systems
✔️ Anything physically attached to the home

Here’s the thing, if you see something in the house that you really love like a pool table, a mirror, or a unique piece of furniture, you can absolutely write it into your offer. It’s all negotiable.

The worst they can say is no... but they might say yes (especially if it helps the deal).

Have any questions? I’m always happy to talk through the details before you sign on the dotted line.

Home Tips | How To Deep Clean Your Drains

  • It’s not the most glamorous home tip, but it is one of the most satisfying

If your sinks are draining slow, smelling funky, or just overdue for a refresh, here’s how to deep clean your drains without harsh chemicals:

🧽 Step 1: Boil a kettle of water and pour it down the drain to loosen gunk
🥄 Step 2: Pour ½ cup baking soda directly into the drain
🍋 Step 3: Follow with 1 cup white vinegar and cover with a drain plug
⏳ Step 4: Let it sit for 10–15 minutes
💧 Step 5: Flush again with boiling water
✨ Optional: Drop in a lemon peel or a few drops of essential oil for a fresh scent

Save this for your next cleaning day and do this every few months to keep things flowing smoothly and smelling clean
