Here’s the simple version:
It’s a way to sell an investment property and roll that money into another one… without immediately paying taxes on the profit.
Which is a big deal.
Because instead of losing a chunk of what you made, you can use all of it to move into something bigger, better, or more profitable.
That’s how people quietly grow from one property to a full portfolio over time.
There are a few rules (and yes, they matter):
