Unless you are already an experienced, licensed real estate agent, you should really not sell your own home (FSBO = for sale by owner).
If you’re considering selling your home without an agent, ask yourself these questions before you make your decision:
- Do you know how to write a contract?
- Can you market my home properly?
- Can you find the right buyer?
- Do you know the market value of your home?
- Are you good at negotiating?
- Have you sold a home before?
- Do you have time for showings & open houses?
- Can you handle all the paperwork and legalities?
- Do you know how to set a competitive listing price?
- Will you be able to answer phone calls and industry questions from prospective buyers?
- Do you have access to real estate comps?
- Do you know how to prepare your home before listing?
- Do you feel comfortable selling your own home?
If you aren’t able to confidently answer “yes” to all of the questions above, you may want to consider using a real estate agent to guide you through the process of selling your home.

Here are 5 ways to welcome spring into your home this month:
1. Swap your heavy, thick blankets out for lightweight cotton or linen ones
2. Choose a new spring scent (maybe something with notes of lavender, vanilla, lilac, bergamot, jasmine, or something citrus!)
3. Bring the outdoors into your home by potting a couple of new plants or arranging your own floral bouquet!
4. Spruce up your front porch with a new doormat, a spring wreath, and a couple of new outdoor plants!
5. Rearrange your furniture to change up the look and feel of your home (a great budget friendly way to make your home feel completely different + new!)
6. Add some new throw pillows to your bed and switch your winter sheets out for cotton or linen!

Informative | 5 Things You Should Pack Away Before Listing Your Home









1. Family photos
It’s normal to be proud of your kids and grandkids, to frame photos from your latest vacation, or to display pictures of your adorable furbabies around your home. But here’s the thing: buyers need to imagine what THEIR lives would look like in your home. Family photos, framed pictures, and gallery walls need to be packed away BEFORE you list your home for sale!
2. Your personal collections
If you collect books, rocks, vintage dolls, or musical instruments, it’s important to pack those things away prior to showings and before listing photos are taken. Collections often create a lot of visual clutter, and it may be hard for potential buyers to see past if you leave your personal collections on display.
3. Religious and/or potentially controversial items
Pack away any religious icons, crosses, political flags, buddhas, crystals, & anything with a political or religious message. These items may be offensive to others, and packing them up before selling your home will keep you from turning away buyers with different belief systems or values.
4. Certificates and awards
Take prized certificates and diplomas off the wall, remove trophies, and pack away ribbon metals and pins before listing your home. Doing this helps to depersonalize your home and will allow potential buyers to better envision their items in your home.
5. Anything in bright colors
When it comes to staging your home, neutrals are key. Pack away anything with bright colors and opt for white, black, greys, beiges, and other neutral tones. The goal is to create an open, inviting space for potential buyers to walk into, and neutral colors will help you to create that feel in your home.

Working with a great real estate agent can be a game changer, so don’t settle for someone random!
Here are 10 things a good real estate agent will do for you (and 10 things I will do for you as your realtor!):
1. A good real estate agent will help you to get pre-approved by introducing you to one of their preferred lenders (if you aren’t already working with someone).
2. A good real estate agent will educate you on the current market, advise you on the best properties for your goals and budget, and have insight on upcoming homes for sale and exclusive new listings.
3. A good real estate agent will answer your calls (or call you back by the end of the business day), respond to your texts and emails, and communicate clearly and consistently.
4. A good real estate agent will negotiate to help you to get the best deal possible (and will be realistic about it too).
5. A good real estate agent is professional, shows up on time, and respects your time.
6. A good real estate agent will schedule EVERYTHING including showings, open houses, inspections, appraisals, the photographer for listing photos, etc.
7. A good real estate agent will walk you through any necessary paperwork with patience and understanding.
8. A good real estate agent will educate you on the process of selling or buying a home, and will be able to answer any of the questions you may have.

1. Find a real estate agent you trust! It’s important to work with an experienced and knowledgable realtor, someone who communicates well and understands you. If you’re going to work with a real estate agent, your personalities need to be compatible.
2. Work with a reputable lender. Your real estate agent should give you a list of preferred lenders to choose from (you also have the option to use your own, just be sure you choose someone qualified!).
3. Get your finances in order.
To get prequalified, you'll give your lender basic information about your debt, credit, income, assets, and overall financial situation. The lender will then decide if you can be approved for a loan up to a certain amount. You’ll also need to save enough for a down payment, build your credit, and figure out your budget. As a homebuyer, it's crucial to have your finances set and a pre-approval letter in hand so the sellers know you are serious and ready to buy.

Informative | Do You Need A Home Warranty If You Have Home Insurance?





Both are highly recommended, and here is why:
A home warranty covers service, repair, and replacements of major home appliances and systems such as HVAC, plumbing, electrical, heating, kitchen and laundry room appliances, central vacuum, etc.
Homeowners insurance covers property or structural damage that results from fires, natural disasters, or other situations that are out of your control. Homeowners insurance will also cover personal property loss (from theft or damage) and liability (if someone gets injured on your property).
You are required to have homeowners insurance to qualify for a mortgage (banks oftentimes require it as a way to protect your home), but a home warranty is not required.
The average annual cost for homeowners insurance is $1,312, and the average basic cost for a home warranty range from $250-$700 a year. To completely protect your home, it’s important to have both homeowners insurance and a home warranty!

Here are 10 creative and small ways you can save money for homeownership:
1. Declutter your home and sell items you no longer use or need
2. Cut out your daily coffee runs ($7 x 365 days = $2,555!
3. Cancel unneeded subscriptions or memberships you’ve forgotten about
4. Pack your lunch rather than going out to eat every day
5. Plan your meals ahead of time + eat leftovers when you have extra
6. Create a grocery list and STICK to it!
7. Start tracking your spending and figure out where you can cut expenses
8. Take 24-48 hours to think about any purchases over $100-$150
9. Quit your bad habits (smoking, partying, drinking, vaping, etc)
10. Stop using your credit card for things you “need” (meaning things that aren’t a necessity to live)

As a new plant parent, you’ll need to learn how to care for your houseplants to help them to grow, thrive, and flourish. It might feel a little overwhelming at first, but the good news is, houseplants are typically pretty dang easy to care for!
Here are a few of my tips for growing happy and healthy houseplants:
1. Only water your plants 1-2 times a week
Too much water = no oxygen to the roots, which will eventually rot the roots
Too little water = the roots will dry out, causing the plant to die
Be sure to research the type of houseplants you have to figure out how often you need to water each one!
2. Rotate your plants every two weeks
Rotating your indoor plants ensures they are getting an even amount of light, reducing uneven growth patterns and evenly promoting new growth
3. Purchase a moisture meter
Using a meter to test the moisture of the soil will prevent under-watering or overwatering.
4. Remove brown or dying leaves from your plants
Cutting off brown or dead leaves encourages new growth, prevents the spread of disease, and improves the overall appearance and health.
5. Fertilize your plants periodically
Unlike outdoor plants, houseplants don’t have a regular source of nutrient replenishment unless you fertilize them regularly. It’s best to fertilize your houseplants during the spring/summer!
6. Use a cloth to clean/dust off your plants every 1-2 weeks
Gently wiping down your houseplant leaves removes build up and keeps your plant babies looking clean and full of life.
For new houseplant owners, try a snake plant, air plant, or peace lily! These plants require little to no maintenance and are great options for your first houseplant!

An assessed value of a home is used for tax purposes to determine how much you’ll pay in taxes as a homeowner. An assessed value is an estimate - it helps you to make a smart purchase by understanding how much you’ll pay in property taxes if you own the home. This estimate is determined by an assessor, and the lower the assessed value is, the lower the property taxes will be!
A home’s market value is an estimate of how much your home could sell for TODAY with the current market conditions (the amount active buyers would be willing to pay for your home). An appraiser will determine your home market value by looking at comparable home sales in your area (comps), your home’s location and features, interest rates, home maintenance, etc.
Real estate agents use assessed value vs market value to help sellers determine how much they should list the property for, and to help buyers decide what they should offer for a property.

Informative | Post Moving Must Do’s





Here are 10 post-moving tasks you need to do once you move into your new home:
1. Get your utilities set-up - gas, electricity, water sewer, cable, internet, security systems, etc.
2. Be sure to notify people and businesses about your move and change your address information with the post office, DMV, subscription services, tax agencies, schools, your employer, bank/credit card companies, loan providers, doctors, etc.
3. Add new dates to your calendar (your new trash pick-up, recycle pick-up, street cleaning, and bulk trash days, etc).
4. Get plugged into your new neighborhood, attend a community event, and meet your neighbors!
5. Have your locks re-keyed and change the keypad codes to the garage, front door, alarm, etc. You don’t know who still has keys or passwords to your home, so it’s important to do this before you get settled in!
6. Create a repair to-do list based off your home inspection report!
7. Test carbon monoxide, smoke detectors, and home appliances.
8. Store seller + closing disclosures, home inspection reports, title insurance policy, mortgage and deed, promissory notes, and other closing documents in a safe place.
9. Put together an emergency supply bag + first aid kid, locate fire extinguishers, and create an emergency fire plan with all members of the household.
10. Give your home a quick clean, light your favorite candle, and start settling in!
It may take some time to make your house feel like home, but after checking off these 10 tasks, you should be off to a great start!

SCC | Day 1: Declutter Your Space





Everything is manageable in bite sized pieces, and this challenge is the perfect way to make spring cleaning easy, efficient, and even enjoyable (yes, I said enjoyable)!
Join me for my Spring Cleaning Challenge: 7 days to a clean, decluttered home! This challenge is designed for you to spend 90 minutes working around your home each day on the task list provided. If you only have 30 minutes a day, just do as many of the tasks as you can - something is always better than nothing!
The first day of this challenge is all about decluttering. Here are your tasks for today:
1. Purge your make-up and skincare drawers (throw away or donate products you don’t use and check expiration dates) - approx. 20 minutes
2. Go through old papers and documents + throw away junk mail - approx. 15 minutes
3. Organize your junk drawer - approx. 25 minutes
4. Tidy up your closet + donate old or unused shoes and clothes - approx. 30 minutes

SCC | Day 2: Organize Your “Clutter Zones”






Most households have a couple of notorious spots ****where EVERYONE drops their stuff - jackets, backpacks, purses, shopping bags, shoes, school supplies, and sports gear. “Clutter zones” are oftentimes the kitchen counter, the dining room table, the laundry room, the mudroom, or the living room (”clutter zones” are typically visible and quickly accessible the minute you walk in the door)
These areas can easily get out of hand and become a disaster in the matter of minutes.
Today’s task shouldn’t take you more than 45-60 minutes to do, and it’ll instantly make your home feel 10x more organized and tidy.
The task for day 2 is to organize your clutter zones + create a better, more functional system for your everyday household items (the items that end up in your “clutter zones”). If you already have a mudroom or laundry room with an organized system in place, you may not need to create a better system! But if your kitchen counter piles up with mail, baseball gear, homework, and book bags, you may want to look into a more functional “drop all” zone for your home.

SCC | Day 3: Tidy Up & Organize Your Kitchen





Here are your tasks for today:
1. Throw away expired spices and herbs - approx. 10 minutes
2. Empty the dishwasher and wash dishes - approx. 15 minutes
3. Clean your garbage disposal with baking soda, vinegar, and essential oils - approx. 5 minutes
4. Clean your microwave by heating up a bowl of vinegar and baking soda for 3-5 minutes, then wiping down the entire inside of the microwave - approx. 10 minutes
5. Throw away expired, stale, or old items in the pantry, refrigerator, and freezer - approx. 15 minutes
6. Scrub your sink and faucet with hot water and dish soap - approx. 10 minutes
7. Clean your counters and stovetop - approx. 15 minutes
8. Take out the trash - approx. 2 minutes
9. Polish appliance exteriors - approx. 8 minutes

SCC | Day 4: Tidy Up & Organize The Bathrooms












Here are your tasks for today:
1. Organize your drawers and cabinets, throw away empty containers and products you don’t use, and sort your items by category (hair, make-up, oral hygiene, feminine care, first aid, etc) - approx. 25 minutes
2. Wipe down the countertops, sinks, and faucets with all-purpose spray and a microfiber cloth - approx. 10 minutes
3. Use a toilet bowl cleaner and a scrub brush to clean your toilet - approx. 10 minutes
4. Throw your rugs into the washing machine - approx. 5 minutes
5. Clean the shower and tub with Dawn dishwashing detergent, vinegar, and a scrub brush - approx. 20 minutes
6. Wipe down the mirrors with a glass spray - approx. 5 minutes
7. Replace your razors, electric toothbrush heads, and loofahs + restock products - approx. 10 minutes
The tasks and time estimates on the checklist above are only for tidying and cleaning one bathroom - if you have more than one bathroom in your home, today’s challenge will take you longer than 90 minutes to complete. You can also get creative and assign a bathroom to each household members, or just complete the tasks in the bathroom you use the most!

SCC | Day 5: Tidy Up & Organize The Bedrooms






Your bedroom should be a place where you can rest, recharge, and relax after a long day. A tidy space is a tidy mind! We spend anywhere from 6-12 hours in our bedroom each day (sleeping, watching tv, laying in bed, etc), so it’s important to make your bedroom a space you truly love and can enjoy!
Here are your tasks for today:
1. Put away clothes, shoes, and other clutter - approx. 10 minutes
2. Wash your sheets, pillowcases, and duvet cover or quilt - approx. 10 minutes
3. Clean your mattress with baking soda to kill odors and use a mix of baking soda and vinegar to treat stains - approx. 10 minutes
4. Remake your bed with fresh linens - approx. 15 minutes
5. Clean all surfaces (nightstands, bed frame, dresser, etc) - approx. 10 minutes
6. Add some fresh flowers or a new plant - approx. 5 minutes
7. Organize your dresser and nightstand drawers - approx. 20 minutes
8. Clean and vacuum under the bed - approx. 10 minutes
Like yesterday’s challenge, the tasks and time estimates on the checklist above are only for tidying and cleaning one bedroom - with more than one bedroom in your home, today’s challenge will take you longer than 90 minutes to complete. This day is for scrubbing, mopping, dusting, buffing, polishing, vacuuming, and making your home sparkle✨
Here are your tasks for today:
1. Sweep, vacuum, and mop floors
2. Wipe walls and dust baseboards
3. Dust ceiling fans and light fixtures
4. Sanitize door handles + knobs, light switches, and outlets
5. Wash or shake out door mats and rugs
6. Dust blinds, curtain rods, and window sills
7. Do a couple loads of laundry - wash, dry, fold, hang, and put away

SCC | Day 7: Clean Out The Small Spaces





Oftentimes, the smallest of spaces can quickly become messy and chaotic.
Here are your tasks for today:
1. Clean out your car and take it through the car wash - approx. 25 mins
2. Clean out your purse, throw away old business cards and wrappers, and organize your cosmetic bags - approx. 15 mins
3. Clean out your gym bag, wash your gym shoes, and throw away unnecessary items - approx. 15 mins
4. Use a disinfectant wipe to clean your keyboard, mouse, and electronic screens - approx. 15 mins
5. Clean out your main coat closet and get rid of items that you no longer need or use - approx. 20 minutes
